5 Tools That Transformed Our Real Estate Business (ManyChat, CRM, AI + More)

In this Agents Without Borders episode, we share the tools that most impacted our real estate businesses and how agents can use them at a basic level and build from there.

We highlight ManyChat for automating Facebook/Instagram DMs—especially using listing sneak peeks where prospects drop a keyword, receive templated info, and are asked if they want to tour, generating about two clients per campaign with strongest ROI on Facebook. We stress adopting a CRM (like Follow Up Boss) to capture notes, automate follow-up and event emails, and avoid missed touchpoints, noting Desi went from 24 to 89 deals after implementing a CRM. We also recommend using a calendar with time blocking, leveraging AI/ChatGPT for listing descriptions, social ideas, employee conversations, role-play objection handling, slide decks, and photo season changes, plus shared phone notes for team coordination.

Habit Stacking Tips for Realtors | Agents Without Borders

In this Agents Without Borders episode, Desi and Elizabeth discuss why “habits” are replacing “consistency” as the focus, and how realtors can build success through small, repeatable actions and habit stacking—attaching a new habit to an existing one using an “after blank, I will blank” formula.

They share examples like aiming for 20 conversations a day, reviewing yesterday’s texts while drinking coffee to update the calendar, and sending two check-in messages to past clients using scheduled texting (including iPhone scheduling and Follow Up Boss scheduling via browser) to avoid early-morning sends.

They also talk about building personal habits like breathwork for stillness and a morning gratitude journal, and explain that habits feel more forgiving than all-or-nothing consistency, creating momentum through the compound effect and strengthening confidence by keeping promises to yourself.

How Toni Closed 60+ Real Estate Deals Solo (No Team) with a Servant’s Heart & Simple Daily Routine

This episode features Toni, a Twin Falls, Idaho agent who transitioned from 20 years as a nurse to nearly nine years in real estate and closed over 60 deals in one year with no team while raising three kids, including twins.

She attributes her success to prioritizing client care, confidentiality, and a “servant’s heart” over commissions, focusing on making clients feel heard and supported throughout their journey. Toni shares her strict daily routine—morning workout, family time, then two hours of thank-you cards and relationship-based calls—and explains her organic, intuition-led follow-up system using a small notepad rather than a CRM.

She discusses time blocking even while traveling, her goal to host small client/community events with a focus on better serving the local Hispanic community, and books shaping her mindset, including The Go-Giver, Ninja Selling, and Tell Me More.

From Losing It All to Living on Purpose: Lucy Quiñones’ Reinvention Framework for Realtors

Lucy Quiñones, a first-generation immigrant from Medellín, shares how real estate transformed her life—from buying her first home at 21 to building the first Latin American team in her area, partnering to open a Century 21 company in 2005, and then enduring the 2008 crash that shrank her brokerage from 125 agents to 19.

She explains how hardship pushed her to expand into property management, later exit her 20-year company in 2019 to pursue a bigger mission, and launch a Latina-owned real estate and business academy in 2020 by moving classes to Zoom.

Lucy emphasizes coachability, the “spaghetti” resilience analogy, and living by purpose over profits after facing death three times during a 15-day hospital stay in 2021. She outlines her reinvention steps—rediscover, redesign, reinvent, reposition, relaunch—describes her Winners Wednesday Productivity Bootcamp (45 weeks, aiming for 50), and advises struggling agents to avoid isolation and surround themselves with support.

Collaboration Over Competition: 5 Simple Ways Realtors Can Win Together

In this Agents Without Borders episode, Elizabeth and Desi discuss shifting from scarcity and competition to abundance through collaboration, sharing five practical ways realtors can work better together.

They encourage sharing real lessons—not just wins—such as sending voice memos with scripts that worked or explaining how you solved a transaction problem so others can learn.

They suggest “saving a seat” by repeatedly inviting other agents to masterminds, watch parties, and events to build relationships and uncover opportunities. They introduce “social opens,” where agents are invited to a new listing to create social content and even learn tools together, benefiting both agents and sellers.

They emphasize being a resource by offering tips during transactions and learning both directions, and they close with the power of genuine compliments to warm conversations and create a positive ripple effect.

AI That Answers Your Calls: Denver Realtor Yamili Quezada on Jobi AI, Scaling Real Estate & Never Missing a Lead

In this Agents Without Borders episode, Elizabeth and Desi interview Denver-based real estate agent and entrepreneur Yamili Quezada, who started in wholesaling and house flipping, ran a resurfacing company for eight years, and became licensed in 2021. Yamili shares why wearing multiple hats can limit growth and how that led her to launch Jobi AI—an AI phone assistant that answers calls, captures and tracks leads, asks scripted qualifying questions (buy/sell/invest/agent), books appointments directly onto an agent’s calendar, and sends confirmations, reminders, and Zoom links, with an option to transfer callers to a human.

She explains that Jobi is customizable, can use different voices, is trained to be warm and transparent that it’s AI, and pushes call data and recordings into a CRM to review outcomes like hang-ups and bypass requests. The conversation highlights realtor takeaways: speed-to-lead matters because missed calls can mean missed deals; systems and delegation (including AI) help agents scale without the stress of hiring, training, and firing; focus time on highest-producing activities and client-facing service; and use AI to reduce routine tasks so agents can strengthen the personal connection. Yamili also shares her personal goal to raise one million dollars within two years to support causes she cares about, enabled by increased efficiency and service capacity.
