Real Estate Called Out is the evolution of The Real Estate Replay, reborn with one mission: to tell consumers the truth about what's actually happening in real estate, every single week, without corporate sponsors, without soft-pedaling, and without pretending the PR spin is the whole story.


Hosted by Wendy Gilch, a real estate industry veteran who has spent years watching the same playbook run on the same people, this show exists for buyers, sellers, and anyone who has ever signed something and wondered if they got the full picture. Spoiler: you probably didn't.


Every episode is 20 minutes. One topic. One thing the industry was hoping would float right past you. We dig into the latest news, the mortgage gimmicks, the fine print, and the corporate moves that look great in a headline and tell a very different story underneath it.

    She didn't come in swinging. She wrote up her own proposals, offered to handle her own packing and cleanup, and asked the brokerage to simply honor the guarantee she was promised in writing before she ever signed anything.

    In Part Two of this two-part story, we pick up where Part One left off — the moment she went back to Brokerage and asked them to make good on their "Buy Back Guarantee." We talk about how many times someone from the brokerage has come out to look at the house without ever giving her a straight answer, what's actually been said to her along the way, and whatever happened to a promise that claimed "no gimmicks, no false promises." Months later, she's still living in a home she can't fully unpack, still watching her dogs struggle with what's underneath it, still putting plans like foster parenting on hold — waiting on a promise that hasn't been kept.

    We also get into what it's been like to take this story public, the response from viewers and agents, the ugly comments about the type of home she owns, and whether anyone from the brokerage has said a word back since she started talking about it.

  • Part One: They Signed a Buy Back Guarantee And Then Found Someone Living Under Their House.

    This podcast didn't start as a place to dissect lawsuits and corporate policy, it started as a place for consumers to be heard. We built a community of people who actually give a damn about what happens to buyers and sellers, but somewhere along the way we got a little too deep in the weeds of the industry-wide stuff. So, we're going back to where this started: real people, real stories, and no filter on what we say about it.

    Today's story is a doozey that it actually had to be seperated into two parts.

    This buyer and her husband did everything a buyer is told to do. They'd already walked away from one deal over inspection concerns, so the second time, they were careful, they interviewed multiple agents, chose a big-name brokerage, and got a written guarantee that if anything catastrophic turned up in the first year, they broker would buy the home back. The inspection report that cleared the sale checked "satisfactory" next to the roof, the electrical, the plumbing. But after closing, that all fell apart and the advice they were given landed them in a home that is no longer insurable.

    In part one of this two-part story, we walk through how they found this house, the promise that sealed the deal, closing day under pressure two weeks before Christmas, and the slow unraveling that followed with rotted subfloor hidden under vinyl flooring, wiring nobody flagged, a roof multiple contractors say needs full replacement, oh, and a homeless person was discovered living underneath their home.

    Despite all that has gone wrong, this couple has been patient, kind, and communicative with all parties involved to figure out what to do with a home that now costs more to fix than to just buy a new home. Part two picks up next week with what happened when they asked the people who made those promises to actually keep them.

    Their experience is a cautionary tale on trusting your gut, getting stuff in writing and why keeping notes and saving all your paperwork comes in handy.

    This episode is about one thing: powerful people in real estate who abuse, harass, and exploit — and an industry that keeps protecting them. From a state association CEO with a civil trial on the horizon and allegations spanning two decades, to a national association president who resigned in disgrace, to luxury brokers convicted of federal sex trafficking, to a real estate professional charged in a child sexual exploitation case while colleagues allegedly stayed silent, the pattern is always the same. We all knew. He was protected. Nobody said anything.
