  • What Is the Average Home Price in Fernie? Why One Number Misleads
    2026/08/14
Send us Fan MailWhat is the average price of a home in Fernie, BC?There is no single number that accurately represents every Fernie property. As of August 14, 2026, Realtor.ca showed a broad market price indicator of $669,200 for Fernie residential real estate. That figure was approximately 0.1% lower than one year earlier, making the overall year-over-year trend essentially flat. The City of Fernie, meanwhile, used an average single-family assessed value of $990,108 in its 2026 budget. The difference of more than $300,000 does not mean either figure is necessarily incorrect. The two numbers measure different property groups and serve different purposes. In this episode of the Property Mindset Podcast, Fernie real estate advisor Phil Gadd explains how to interpret local housing statistics and why buyers and sellers need property-specific comparisons.Fernie real estate snapshot for August 2026• Active residential listings: 65• Broad market price indicator: $669,200• Year-over-year change in the market indicator: down approximately 0.1%• Average single-family assessed value used in the City’s 2026 budget: $990,108These figures provide market context, but none establishes the current market value of a specific Fernie property. Why are the two Fernie price figures so different? The $669,200 figure is a broad, MLS-based market indicator that covers multiple residential property types. It is intended to provide a general picture of the market and track changes over time. The $990,108 figure is an average assessed value for single-family homes used by the City of Fernie for budgeting and property-tax calculations. One figure covers a broader selection of residential properties. The other relates specifically to assessed single-family homes. They answer different questions and should not be compared as if they measure the same thing. Why can’t Fernie real estate be reduced to one price?Fernie contains several distinct real estate segments.A small, older condo does not compete directly with a new Montane townhome. A West Fernie renovation project is not comparable to a finished home in The Cedars. A ski-hill condo with permitted short-term rental use is a different product from a residential condo in town.Unique and luxury properties become even more specific. Factors such as views, lot size, architecture, ski access, legal suites, garage space, privacy and replacement cost may be more relevant than the town-wide average.A headline stating that Fernie prices are rising or falling can therefore be technically correct while providing little guidance about an individual property.Five Fernie real estate prices buyers and sellers should understand1. Active listing priceThe listing price is what a seller is currently asking. It reflects seller expectations and the competition facing other listings, but it does not prove what a buyer will pay.2. Average sale priceThe average sale price is calculated by adding all completed sale prices and dividing the total by the number of sales. In a small market such as Fernie, one or two expensive transactions can move the average substantially.3. Median sale priceThe median is the middle price when completed sales are arranged from lowest to highest. It is less affected by unusually expensive transactions, although it can still fluctuate when relatively few properties sell.4. Benchmark price or market price indicatorA benchmark or market indicator attempts to track the value of a typical property over time. It is generally more useful for identifying broader trends than valuing one particular home.5. Assessed valueAssessed value is created for property-tax purposes using a valuation date and a mass-appraisal system. It is not automatically the same as current market value.Does assessed value equal market value in Fernie? No. Assessed value and market value serve different purposes.Assessed value supports property-tax calculations. Market value is the price a willing buyer and seller agree to under current conditions. The two numbers can occasionally be close, but an assessment should not be used by itself to price a home. Buyers should also not assume that assessed value establishes the maximum price a property can achieve.Do 65 active listings mean Fernie buyers have plenty of choice? Not necessarily. More listings do not always provide more suitable choices.A buyer searching for a move-in-ready, three- or four-bedroom detached home with a garage, yard and central location may still have a very short list. The same problem applies to buyers seeking a property with a compliant suite, legally permitted short-term rental use or another unusual feature. Total inventory matters less than the number of properties that meet the buyer’s actual requirements. What should Fernie buyers do with market data?Buyers should compare properties within the correct category. Condo buyers should focus on comparable condos, while buyers needing short-term rental income should examine properties where ...

  • Fernie Real Estate Market Update – May 2026: Homes Sell in 20 Days
    2026/06/01
Send us Fan MailWhat happened in the Fernie real estate market in May 2026?Fernie’s residential real estate market moved quickly in May. Thirty-seven new listings entered the market, representing an increase of approximately 61% from May 2025 and exceeding the five-year May average of 31.Despite this increase in new supply, homes sold in an average of only 19.6 days. That was approximately 69% faster than the 63.8-day average recorded one year earlier.Properties also achieved an average sale-to-list ratio of 103%, indicating that some homes sold above their asking prices. In this episode of the Property Mindset Podcast, Fernie real estate advisor Phil Gadd explains why increased inventory did not slow the market and what buyers and sellers should take from May’s unusual combination of greater choice, faster sales and competitive offers.Fernie real estate statistics for May 2026• New listings: 37, up approximately 61% year over year• Five-year average for May new listings: 31• Completed sales: 10, unchanged from May 2025• Median sale price: $741,450• Average list price: approximately $1.27 million• Average days on market: 19.6, down from 63.8• Sale-to-list ratio: approximately 103%• Months of inventory: 5.09• Active listings: 73, down approximately 5%• Average monthly absorption: approximately 14 homesWhy did Fernie homes sell so quickly?Buyer demand remained strong even as more properties entered the market. Certain property types and price ranges attracted particularly high interest, while some homes that had previously remained unsold received competing offers. The average marketing time fell from 63.8 days in May 2025 to 19.6 days in May 2026. This represents a year-over-year decline of approximately 69%.The result was a market in which prepared buyers often needed to make decisions quickly. Why were Fernie homes selling above the asking price? The average sale-to-list ratio reached 103% in May 2026. This means the ten properties sold during the month achieved an average selling price equal to 103% of their listed prices. An average above 100% indicates that some transactions closed over asking. However, this result was based on a relatively small sample and does not mean every Fernie property received multiple offers or sold above its list price.Property type, condition, pricing and location continued to affect individual results. What does the May market mean for Fernie buyers?Buyers had more new listings to consider, but desirable properties moved considerably faster than they did one year earlier.Buyers should have financing prepared, understand recent comparable sales and decide on their negotiating limits before submitting an offer. A slow response could mean missing a suitable property, particularly within highly competitive price ranges.Speed still needs to be balanced with proper due diligence. Buyers should understand the property, its condition and the terms of their offer before proceeding. What does the May market mean for Fernie sellers?May created favourable conditions for well-positioned sellers. Properties sold quickly, the average sale-to-list ratio exceeded 100% and active inventory remained slightly below the previous year. That does not mean every property will sell immediately or above asking. Pricing, presentation, marketing and launch strategy remain important, especially in a market where demand differs between property categories. Is Fernie in a seller’s market?Fernie recorded approximately 5.09 months of inventory in May 2026. Phil describes this as a seller-leading environment rather than an extreme seller’s market.Buyers had more new choices during the month, but rapid sales and an average 103% sale-to-list ratio showed that sellers retained leverage in competitive parts of the market. What is happening to Fernie property prices? The median sale price reached $741,450 in May 2026. The average price was influenced by activity in Fernie’s higher-end and luxury segments, including properties listed above $1.5 million and $2 million.Median prices can provide a clearer indication of the market’s middle point because they are less affected by a small number of high-value sales. In this episode• Why Fernie homes sold in fewer than 20 days• How new listings increased by approximately 61%• Why greater inventory did not slow the market• What a 103% sale-to-list ratio means• Why some Fernie properties received competing offers• How luxury transactions affected average prices• What 5.09 months of inventory indicates• Why buyers need their financing and strategy prepared• How sellers can position a property for a fast market• What Fernie’s longer-term price history revealsBuying or selling property in Fernie?Monthly statistics provide useful context, but results vary by neighbourhood, property type, condition and price range.Contact Phil Gadd to discuss current Fernie listings or request a property-specific market analysis.Call or text Phil: ...

  • Fernie Real Estate Market Update – April 2026: Sales Surge 73%
    2026/05/04
Send us Fan MailWhat happened in the Fernie real estate market in April 2026?Fernie’s residential real estate market accelerated sharply in April 2026. Sales activity increased by nearly 73% compared with April 2025, while the number of active listings declined by approximately 31%.Twenty-one new listings entered the market, but stronger buyer demand continued to reduce available inventory. Fernie finished the month with 52 active listings, compared with 75 one year earlier. With 3.69 months of inventory, faster sales and properties achieving approximately 97% of their asking prices, April’s data indicated seller-favouring market conditions. In this episode of the Property Mindset Podcast, Fernie real estate advisor Phil Gadd explains what the numbers mean for buyers, sellers and property owners.Fernie real estate statistics for April 2026• Sales activity: up approximately 73% year over year• New listings: 21, up approximately 24%• Median sale price: $671,850• Average sale price: up approximately 7%• Sale-to-list ratio: approximately 97%• Market time: properties sold approximately 34% faster• Months of inventory: 3.69, down from 5.33• Active listings: 52, down from 75• Active inventory: down approximately 31%What does the 73% increase mean? The 73% figure refers to the year-over-year increase in Fernie sales activity during April. It does not mean property prices increased by 73%.Average sale prices increased by approximately 7%, while the median sale price was $671,850. The larger increase in sales activity shows that considerably more property changed hands as motivated buyers returned to the market. What does the April market mean for Fernie buyers?Buyers had less time and fewer properties to choose from than they did one year earlier. Some well-positioned listings attracted competing offers, including offers above the asking price. With homes selling faster and achieving approximately 97% of their listed prices, aggressive low offers became less likely to succeed.Buyers should have their financing prepared, understand current comparable sales and establish a clear offer strategy before a suitable property becomes available. What does the April market mean for Fernie sellers?April’s combination of rising sales activity, shrinking inventory and faster transactions gave sellers increased leverage.Properties still needed to be priced and presented correctly, but sellers entering the market faced less active competition than they did in April 2025. Homes that aligned with buyer expectations had a stronger chance of attracting early interest and competitive offers. What is happening to Fernie property prices? The median sale price was $671,850 in April 2026, meaning half of the properties sold above that amount and half sold below it.The average sale price increased by approximately 7% year over year. Over the longer term, Fernie’s average property values have more than doubled during the past decade, while the median value has nearly doubled.Historical appreciation does not guarantee future results, but the longer-term figures demonstrate how Fernie’s housing-market baseline has shifted. In this episode• Why Fernie sales activity increased by nearly 73%• The difference between sales growth and price appreciation• Why new listings failed to keep pace with demand• What 3.69 months of inventory means• Why properties were selling approximately 34% faster• How much of their asking prices Fernie sellers achieved• Why buyers need to prepare before viewing properties• How reduced inventory can strengthen seller leverage• What Fernie’s five- and ten-year trends revealBuying or selling property in Fernie?Market-wide statistics provide context, but individual results depend on property type, condition, location, price range and competition.Contact Phil Gadd for current Fernie listings or a property-specific market analysis.Call or text Phil: 778-745-0347Search Fernie properties: https://livinginfernie.comEmail: phil@philgadd.comFREQUENTLY ASKED QUESTIONSDid Fernie property prices increase by 73% in April 2026?No. Fernie sales activity increased by nearly 73% year over year.
