  • Las Vegas Real Estate Market Update | July 2026 - The Powers Playbook Ep. 27
    2026/08/13

The latest Las Vegas real estate numbers are in.

In this episode of The Powers Playbook, Aaron Powers breaks down the July 2026 Las Vegas and Henderson real estate market update, including single-family homes, condos, townhomes, inventory, pricing, days on market, and what buyers and sellers should be paying attention to right now.

Aaron explains how the market performed compared to last month and last year, while also sharing what he is seeing in real time across the Las Vegas Valley.

Single-family homes are still moving, with over 2,000 homes sold in July, but inventory continues to grow slightly. Prices remain relatively stable, while the summer heat and back-to-school season may be playing a role in buyer activity.

For buyers, this market may create opportunities to negotiate closing costs or structure better deals. For sellers, pricing correctly from the beginning is more important than ever.

    In This Episode

    • Single-family home sales and pricing
    • Condo and townhouse market trends
    • Inventory growth across the Las Vegas Valley
    • Median and average sale prices
    • New listings versus homes sold
    • Effective months of availability
    • Days on market breakdown
    • Why summer heat can impact buyer activity
    • What back-to-school season means for the market
    • Seller pricing strategy
    • Buyer negotiation opportunities
    • Cash buyer advantages in today’s market

    Key Market Takeaways

Single-family homes in July saw 2,046 units sold, while inventory continued to build with 7,442 fully available homes on the market.

The median sold price for single-family homes came in around $480,000, with pricing staying relatively stable compared to both last month and last year.

For condos and townhomes, July saw 541 units sold, with 2,719 available units and roughly 5 months of availability.

Aaron also explains that while inventory is rising slightly, homes are still selling. Nearly 60% of single-family homes sold within 30 days, which shows that well-priced homes are still getting attention quickly.

    Buyer & Seller Advice

For sellers, this is not the market to overprice and hope to negotiate down later.

The first few weeks matter. If a home is priced correctly from the beginning, it has a much better chance of getting immediate attention and selling within the strongest window of activity.

For buyers, the opportunity may not always be a major price reduction. Instead, buyers may be able to negotiate seller credits, closing cost help, or other deal terms that make the numbers work better.

Cash buyers may have an even stronger position right now with slightly more inventory and fewer sales compared to the previous month.

  • 4 Ways to Invest in Real Estate | The Powers Playbook ep. 26
    2026/08/06

Real estate investing can feel intimidating, but there are more ways to get started than most people realize.

In this episode of The Powers Playbook, Aaron Powers breaks down several different ways to invest in real estate, how to think through each strategy, and where the money can potentially come from to make a deal happen.

Aaron covers long-term buy-and-hold investing, flipping homes, wholesaling, relisting opportunities, and even short-term rental possibilities. He also explains why many people may want to start by buying their primary residence first, then explore ways to turn real estate into a long-term asset-building strategy.

Whether you are interested in buying your first investment property, turning your current home into a rental, finding a flip, partnering with others, or learning how deals get funded, this episode gives you a practical starting point.

    In This Episode

    • Why Aaron recommends buying your primary residence first
    • Buy-and-hold real estate investing
    • Turning your current home into a rental property
    • Buying condos or townhomes as investment properties
    • Understanding down payment needs for investment loans

    • Finding distressed or outdated properties
    • Wholesaling explained in simple terms

    Real Estate Investing Strategies Covered

    1. Buy and Hold

Aaron explains that one of the most common real estate investing strategies is to buy a property and hold it long term. That could mean owning it for 5, 10, 15, or even 20 years while the property appreciates and a tenant helps pay down the mortgage.

This could happen by turning your current home into a rental when you purchase your next primary residence, or by buying a separate investment property.

    2. Buy and Flip

Flipping can be a great opportunity, but Aaron explains that the numbers have to make sense.

The property needs to be purchased low enough to cover repairs, improvements, resale costs, and still leave enough profit to justify the time, risk, and effort involved.

    3. Wholesaling

Aaron also explains wholesaling as a way to connect a seller with an end buyer while creating profit in between.

This is typically an off-market type of strategy where the person finding the deal helps transition the opportunity from one party to another.

    4. Buy and Relist

Another possible strategy is purchasing a property at the right price and relisting it without doing a full rehab.

This can work when the home is already in decent condition, but there is enough margin between the purchase price and market value to make the deal worthwhile.

Where Does the Money Come From?

One of the biggest questions in real estate investing is how to fund the deal.

Aaron walks through several possible sources, including partnerships, family or friends, traditional loans, home equity lines of credit, business lines of credit, private lending, hard money, and other investment funds. The key point: if the deal is strong enough, there may be a way to find the money.

Thinking About Investing in Real Estate?

Powers Real Estate is actively looking at investment opportunities in the Las Vegas and Henderson area.

  • 4 Ways to Sell Your Home in Las Vegas & Henderson | The Powers Playbook ep 25
    2026/07/31

Selling your home does not always mean there is only one path forward.

In this episode of The Powers Playbook, Aaron Powers breaks down the different listing and selling options available through Powers Real Estate for homeowners in Las Vegas, Henderson, and the surrounding Clark County area.

Most people think selling a home only means putting it on the market, hosting showings, waiting for offers, and going through the traditional escrow process. While that is one option, it is not always the best fit for every homeowner.

Aaron walks through multiple strategies, including a traditional listing, a cash offer, a fix-before-you-sell option, and even the possibility of renting the property instead of selling it right away.

Whether you need to sell quickly, want to maximize your profit, need help preparing the home, or are wondering if holding the property as a rental makes more sense, this episode is all about helping you understand your options before making a decision.

    In This Episode

    • Traditional home listing strategy
    • How Powers Real Estate markets listings
    • What the normal selling process looks like
    • Cash offer options for homeowners
    • When convenience may matter more than top dollar
    • Why cash offers are usually below market value
    • Fix-before-you-sell opportunities
    • How repairs can help increase sale potential
    • When renting may be better than selling
    • Turning your current home into a long-term asset
    • How property management can help
    • Choosing the right strategy for your goals
    • Why every homeowner situation is different

    The 4 Main Seller Options

    1. Traditional Listing

This is the standard selling process most people are familiar with.

The home is listed on the market, priced strategically, marketed to buyers, shown to potential buyers, and then taken through the full offer, escrow, inspection, appraisal, and closing process.

This is often the best route when the goal is to maximize value.

    2. Cash Offer

For homeowners who need speed, simplicity, or convenience, a cash offer may be an option.

Aaron explains that this route usually means selling below market value, but it may make sense for someone who needs to move quickly, avoid showings, or simplify the process.

    3. Fix Before You Sell

Some homes could sell for more with the right repairs or improvements, but the homeowner may not have the funds available upfront.

In certain situations, Powers Real Estate may be able to help coordinate a fix-before-you-sell approach, allowing the property to hit the market in a stronger position.

    4. Rent Instead of Sell

Selling is not always the best financial move.

Aaron also explains why some homeowners may want to consider renting the property instead, especially if they have a strong interest rate, favorable payment, or long-term wealth-building goals.

    Thinking About Selling Your Home?

Before you make a decision, it is important to understand all of your options.

    You may be able to:

    🏡 list traditionally
    💰 receive a cash offer
🛠️ fix the home before selling
📈 turn the property into a rental
🤝 explore a custom solution based on your goals
