Key Market Takeaways

Single-family homes in July saw 2,046 units sold, while inventory continued to build with 7,442 fully available homes on the market.

The median sold price for single-family homes came in around $480,000, with pricing staying relatively stable compared to both last month and last year.

For condos and townhomes, July saw 541 units sold, with 2,719 available units and roughly 5 months of availability.

Aaron also explains that while inventory is rising slightly, homes are still selling. Nearly 60% of single-family homes sold within 30 days, which shows that well-priced homes are still getting attention quickly.

Buyer & Seller Advice

For sellers, this is not the market to overprice and hope to negotiate down later.

The first few weeks matter. If a home is priced correctly from the beginning, it has a much better chance of getting immediate attention and selling within the strongest window of activity.

For buyers, the opportunity may not always be a major price reduction. Instead, buyers may be able to negotiate seller credits, closing cost help, or other deal terms that make the numbers work better.

Cash buyers may have an even stronger position right now with slightly more inventory and fewer sales compared to the previous month.
