    Ken Dolbe started his career as the on-site manager of a 24-unit apartment building — answering phones, fixing toilets, and collecting rent. He worked his way up through accounting, becoming Controller, then CFO, and eventually COO, overseeing 23,000 units across 11 states. When that company didn't survive the 2008 crash, Ken did.

    He went on to co-found Quantitative Realty Capital (QRC), built around a simple premise: buy underperforming apartments, fix what's broken, and create real returns — not just pro formas. Over a 30-plus year career, Ken has been involved in more than 30,000 units, led $233 million in renovations, and turned around hundreds of distressed properties.

    Today, Ken focuses on two things: investing in apartments and exploring how AI and smarter business thinking can change the way operators work, decide, and invest. He is also the author of The 5 P's of Property Management, a no-nonsense guide to running better apartments through People, Pricing, Product, Promotion, and Processes.
