Can you describe 5 pros and cons of a peacock in the context that you use the word? 33:32 When contemplating purchasing a new construction home in Lakewood Ranch or elsewhere, how much leverage is there in reducing the cost of the land and the construction upgrades available to choose from. 37:02 In your last video you commented and I think correctly that the price creep of the upper end of semi custom homes, Taylor Morrison in particular were priced too high when factoring in all of the add-ons material upgrades, lot upgrades, pool upgrades leaving a base price of 865k becoming more like 1.2 or 1.3 million. So my question back in 2008-2011 prices dropped significantly and most homebuyers who bought in the run up found themselves significantly under water with houses selling for 50% of their original offering price, it took 5 years to see the drop. Do you see that happening again? When markets increase sharply they generally return to the mean, would you agree. I find it difficult to pay 3times what a house sold for 5 years ago. 46:27 Thank You
