  • Maxed Out Mindset: Real Talk | Maxwell Stevens - 061
    2025/04/16
You recently got your license and are excited about selling your first home. But three months later, it hasn’t happened, the bills are piling up, and you need to put food on the table. It kind of makes you want to give up. Listen to our chat with Maxwell Stevens, a Berkshire Hathaway HomeServices Pocono Realtor, for inspiration. He shares his real estate journey and offers practical advice on turning dreams into reality. Maxwell Stevens' Journey into the Real Estate Industry Despite Maxwell’s family being a part of the real estate industry for years, he felt it wasn’t the right path for him. After spending a few years traveling and in various sectors, he landed in the credit card processing business. The credit card industry didn’t give him the return he wanted, so he decided to enter the world of real estate. Through strength, drive, and self-improvement, Maxwell discovered the success he has today. His journey into real estate proves that getting that one more "yes" can lead to life-changing opportunities for your business. Overcoming the Downsides of Real Estate After receiving his real estate license, Maxwell was a bartender, barely making ends meet while trying to rebuild his life. Despite struggling to find clients, he focused more on his mental health, emotional, and physical well-being. He found that by focusing on these areas, everything else started to come together for him. Learn How to Say No When starting in real estate, it's easy to say yes to everything. Maxwell explains that this is a mistake and actually does a disservice to yourself. Real estate agents have numerous tasks to manage to keep their business running, and taking on too much leads to burnout. Following the quote, "Honor yourself so you can honor others," will help protect your time and peace of mind. Maxwell's Brand: What's Making Him Stand Out After hearing Alan Dalton speak about the "forever agent" and relationships over transactions, Maxwell knew this was the type of message he wanted for his brand. He focuses on putting himself in the shoes of someone buying a house and considering how he would want to be treated throughout the process. This allows him to build a brand that's friendly, pressure-free, and consultative, ready to help prospects find their home. “Real estate school taught me the legalities and regulations. But it didn’t teach me how to do real estate until I was put in the fire.” - Maxwell Stevens. Resources Follow Maxwell on Instagram, Facebook, TikTok, and YouTube. • The Secrets to Scaling: How to Leverage VA's in Your Business | Justin Berry - 060
    2025/04/02
What is one thing that seems like you never have enough of every single day? Time, especially as a real estate agent who is building a business, maintaining a household, and trying to find peace of mind by the end of the day. A virtual assistant might be able to give you peace of mind, and our special guest, Justin Berry, will tell you how. Join us in this wonderful conversation with the founder of Hire Today VA, and hear how a VA can help you run your real estate business. Meet Justin Berry Justin joined the real estate industry as an appraiser over 20 years ago, hoping it would fuel his dream of being in a rock band. Over time, he realized he wasn’t going to get the freedom he desired and decided to start his own real estate business, thanks to the help of his lovely wife. After watching his wife spend all day on his emails and become stressed, he decided to hire a VA to help her out. Surprisingly, it did wonders for her health, and the VA was able to streamline their real estate business. Now, he helps business owners buy back their time by building remote teams that actually work. Through Hire Today VA, he strives to empower others to make their dreams come true without sacrificing precious time at home. The Unique Advantage of Hire Today VA The thing about being a real estate agent is that you want to be able to do everything because you believe that you’re the only one who can do it right. However, this is why you’re stressing out so much! Wouldn’t it be nice to be able to hire someone at a decent rate who can take care of the administrative work of running a business? The problem is, when you hire friends or old clients, they don’t commit to the task. You take all the time to train them, but they leave within six months or a year. The States tend to see administrative work as not real work, but individuals in other countries love it! This is what makes Justin’s company stand out from others: he finds Virtual Assistants from different countries who have four-year degrees and real experience to help real estate owners relieve stress. There’s talent all over the world, so don’t just limit yourself to finding someone who can help you find more hours in your days in the States. Behind the Scenes of Justin’s Company Justin shares why there are downsides to hiring a virtual assistant from Fiverr and Upwork. Usually, these individuals aren’t committed to helping your business grow and are only there for a short time. Using a platform like his allows you to find someone who will be there for years to come, like his assistant, Ann. He also details Hire Today VA's onboarding system for assistants and business owners. His wife and Ann provide a corporate-level experience by helping owners find the right assistant and run their businesses in a way that works for them. Assistants receive 75 hours of training in QuickBooks, sales, and social media. “As an employer, you want to be able to build space so that people can build a dream inside your dream.” - Justin Berry. • Why Your Clients Don’t Trust You and How to Fix It | Tiffany & Ashlee - 059
    2025/03/19
How important is trust when it comes to closing deals in real estate? Without it, you might not make it too far in this industry. And if you’re unsure how to build trust with your clients, listen to this episode. We’re sharing details on what can make or break a client’s trust with real estate agents. Why Is Trust Important in Real Estate? Since you’re in a business of selling, clients will automatically wonder if you’re there to actually help them or just take their money. Even though they’re coming to you to find or sell a home, they still want to be able to trust you as a person. If they don’t trust you or think you’re being too salesy, they may start becoming uncooperative and begin working with another real estate agent. Ashlee also shares how important it is for real estate agents to be able to trust their clients. She remembers when a client became hesitant and guarded during their transaction — and how that client ended up searching for another agent. Having a strong bond and trust level between an agent and client helps prevent challenges, miscommunications, and reduces uncertainty during the transaction. Agents who establish trust from the beginning are able to create long-lasting relationships and credibility that keep clients coming back. What Can Break Trust in a Client-Real Estate Agent Relationship? Certain things will get a client to distrust you quicker than you think: Overpromising: If you know you’re not going to deliver contracts at a specific time or fulfill a specific request by a certain date, let your client know. Overpromising or underdelivering can make it seem like you’re unable to get things done when they need to be. Lack of communication: People like to know what’s going on even when they’re not asking questions. If everything is smooth sailing, text your client and let them know that everything is okay. If there’s a problem, don’t wait until the last minute to let them know. Hidden fees or last-minute changes: You wouldn’t like it if someone told you about hidden costs that were higher than expected at the last minute. If you notice a change or leave out a detail about costs, let your client know. Feeling unheard: Clients have questions all the time, and if you’re not making time to listen to their concerns, they’ll start losing trust in you as their agent. No, they don’t have to call you in the middle of the night, but be sure to find the time to check in and address any unanswered questions or problems. How To Build and Maintain Trust Building relationships with clients isn’t hard — all you have to do is start by setting realistic timelines, potential costs, and possible challenges throughout the process. Also, remember to communicate updates or problems with them on time and listen to their concerns if they have any. “Clients don’t just need you to be knowledgeable — they need to feel like you’re genuinely on their side. If they sense you’re not being upfront, trust is gone.” - Ashlee Jankovich. “Exactly. It’s not enough to have the right answers — you have to show them you’re listening and that their concerns actually matter.” - Tiffany Klusacek. Resources ✉️ Need help crafting emails? • Real Estate on the Move: Building a Business in a New Market | Nicole Collard - 057
    2025/02/19
You spent three years building your real estate business, and now you’re forced to move to a new state. Is it possible for you to rebuild everything in a whole new market? The short answer is yes, and our special guest, Nicole Collard, Realtor with Tennessee's Elite Berkshire Hathaway HomeServices, is here to tell you how! She shares her experience and story on having to rebuild her real estate business all over again. Meet Nicole Collard After spending a few years as a military wife and stay-at-home mom, Nicole decided to enter the world of real estate and started her career in the Fort Campbell/Clarksville, TN area. Then one day, the military hit them with the news that it was time for them to be stationed in Tampa, Florida. Of course, naturally, a million and one things ran through her head when she found out the news. But thanks to strategic planning and a higher power, Nicole was able to figure everything out and built a successful real estate business in Tampa, Florida. Oh! She also shares some unexpected news with us. You’re really getting the real and raw real estate life in this episode. Grand Entrance to the Tampa, Florida Real Estate Market She was given the news to move to Tampa, Florida, two years beforehand, but with military life, just because you’re given the papers, you never really know when it’s going to happen. Before she moved to another state, she started researching on Facebook to find realtors she could work with in the area. Luckily, she was able to find another realtor who she could work with and build a team with. Also, the second lady gave her details on what she needed to do to become a realtor in another state. The program allowed her to make the transition easier to become a licensed realtor in Tampa, Florida. Lessons Learned and Advice Nicole shares some of the lessons she learned from having to move and rebuild her real estate career in a new market: Don’t wait until the last minute to start rebuilding; instead, start ASAP. Get on social media to find realtors in the area to see if you can team up with them or get advice. Take advantage of Google Maps to learn more about the new market area. This can help you avoid having to drive long distances. Learn the new area’s market rules. For example, Clarksville, TN, is more military-based, and Tampa, Florida, is more civilian. Nicole had to take extra steps to help protect the military families in Tampa, Florida. There’s also a difference in how the areas handle HOAs and CDD fees, which she had to learn about during her move to the new area to better assist her clients. “Go put your feet on the ground and speak with those people that you plan on partnering up with. And just as much as my agent partner had given me personality tests, I had a list of questions for her as well to see if we aligned in that aspect and what the workspace is like. Find out what truly matters to you, and then see if wherever you're going, they have that.” - Nicole Collard Resources Get to know Nicole Collard on Facebook and Instagram Email Templates Mini Portfolio Reviews Have questions about how to succeed in today’s real estate climate? • Nerd Alert! Breakdown of NAR's Home Buyer & Seller Profiles | Tiffany & Ashlee - 056
    2025/02/05

Are you ready to become a super nerd with us? In this episode, we’re sharing the latest real estate data and statistics from the NAR report. Why do you need to know this? Because you can use this information to help boost your real estate business. Also, 2024 hit an all-time record within the home selling and buying process. Hit the play button to hear all about it and be shocked by the details.

    Home Buyer Demographics

    • In the past, the typical first-time home buyer's median age was in their late 20s, but now people are waiting to buy their first home around the age of 38. Why so late? It could be due to inflation and the higher cost of living.
    • Also, single women are becoming homeowners more and more nowadays (all the single ladies, put your hands up!). The NAR report shows that 20% of homebuyers are single women and 62% are married couples.

    Types of Homes Being Bought

    • New homes vs. previously owned: which are being bought more? Honestly, it depends on your area, because in ours, we’re seeing new construction being sold more.
    • However, the NAR report did show that 15% of buyers purchased a newly constructed home, and 85% went for an existing home.

    Home Financing and Investments

    • Another all-time high record for the home buying process is that 26% of buyers are using cash for payment. This could be due to people being budget-conscious and trying to take on less debt when owning a home.
    • Seventy-nine percent of people feel as though owning a home is a good decision. For those who think owning a home is a bad idea, keep in mind that there are benefits to owning one. Some of these include tax benefits, tax advantages, the ability to build equity, and it gives you pride in having something that no one can take away from you.

“When choosing neighborhoods, buyers were concerned about the quality of the neighborhood. That was important to 59%. And then the proximity to friends and family was at 45% as key components when looking at a neighborhood.” - Ashlee Jankovich.

“But surprisingly, the distance to work was declining as a key factor, which I feel like means more people want to be away from where they work.” - Tiffany Klusacek.

  • The FCC Won't Let Me Be: The TCPA Updates | Tiffany & Ashlee - 055
    2025/01/22

Are you ramping up your cold calling this year for 2025? What about email marketing? With the new Telephone Consumer Protection Act (TCPA) updates, you’re going to need to make sure you don’t cross the fine line of spamming your prospects. But with our tips in this episode, you can worry less about making a mistake and market to your clients the right way.

    Why the New TCPA Updates?

    • It can be pretty disturbing when a random person calls you about a home you just sold, and they know all of your information.

    • The new TCPA updates are designed to help protect consumers' private information and avoid the risk of it leaking.

    • With the new law in place, marketers must have written consent from both parties in order to contact them.

    How To Collect Written Consent

    • When someone comes to your website and signs up for your newsletter, they’re giving you written permission to contact them through email marketing.

    • For those interested in collecting consent for cold calling, during meetings, you can use an electronic registry at an open house.

    • Also, make sure to keep a record of those who want to be put on the "do not call" list. Use a calling platform like Redx that shows “DNC” beside the names so you don’t risk spamming them.

    Educate Yourself

    • Starting January 27, individuals who are tired of spam calls may be ready to take advantage of the new law.

    • We share some tips to help protect yourself, but it’s on you to train up. Start by going to the National Association of Realtors (NAR) website to learn more about the updates.

"When you're sending out email communication, anything that you're doing that’s hitting the consumer's lap, there needs to be a clear opt-out option. So it needs to be super clear." - Tiffany Klusacek

"Just making sure that they have an easy opt-out where it's visible, accessible, all the things." - Ashlee Jankovich

  • How Agents Can Help Clients Prep for Tax Season | Ashlee & Tiffany - 054
    2025/01/08

It’s 2025! Are you taking the right steps to ensure a successful first quarter and year in your real estate business? Are you prepared to help your clients get ready for tax season? In this episode, we tackle these questions and share proven strategies to help your real estate business flourish.

Real Estate Marketing Tactics for 2025

    • During the holidays, many agents send cards to current and past clients to maintain connections. But have you considered sending New Year’s cards instead?

    • New Year’s cards or branded calendars can serve as a powerful marketing tool, helping you stand out and strengthen relationships with clients. We also discuss how these personalized touches may be more impactful than traditional holiday cards.

    • Another creative idea is to send out tax letters to clients who bought or sold homes in 2024. These letters not only keep communication open but also remind clients that you’re available to assist with their needs.

Helping Clients Prepare for the 2025 Tax Season

    • Real estate agents can play a crucial role in helping clients prepare for tax season. One way to assist is by providing tax letters that include essential documents like interest statements and helpful reminders in mid-January. This proactive approach reduces clients’ workload while enhancing engagement.

    • Tiffany suggests including video messages to clearly explain tax-related information, adding a personal touch. Meanwhile, Ashley recommends using mini CMAs (Comparative Market Analyses) as portfolio reviews. These reviews provide clients with valuable insights, such as deduction documentation, property improvement investments, and property value trends.

    • If you didn’t prepare for the 2025 tax season, don’t worry. We share practical ways to stay organized throughout the year, so you’ll be ready to assist your clients seamlessly when tax time rolls around.

"It's all about having a game plan and executing it consistently—whether it's farming neighborhoods, hosting open houses, or sending out those monthly market analyses. Strategy without action is just a dream." - Tiffany Klusacek

"Using social media and community events over costly mailing campaigns has been a game-changer for me. It’s more effective and budget-friendly, especially when engaging with my neighborhood." - Ashlee Jankovich
