Everyone talks about “finding the deal” in mobile home park investing, but the deal is only a fraction of what determines whether you make money or get crushed. We share the behind-the-scenes realities that show up after you buy: how underwriting gaps turn into expensive surprises, why operations matter more than hype, and what can happen when you take over a park without a strong manager to keep the wheels on.

We dig into the kind of hidden issues that never show up in a broker’s one-pager, like a city removing utility meters and forcing an owner to submeter an entire community. That is real CapEx, real time, and real compliance, including registrations and clear resident addendums for bill-backs. We also compare mobile home parks to RV parks through an operator lens: revenue stickiness, transiency, and why scrutiny around utilities and billing can feel very different depending on the asset type.

Then we get practical about learning underwriting the right way. Instead of chasing a “10 cap,” we walk through the questions that actually protect you: Are the financials accurate? Are property taxes accounted for? Is there a realistic management fee? What CapEx is required just to keep the place running? If you want to buy right and avoid the costs that eat your lunch, this conversation is your checklist starter.

Subscribe for more real-world property investing talk, share this with someone chasing their first park, and leave a review if it helps. What underwriting item do you think most beginners miss?

  • The Million Dollar Park Play
    2026/09/11

A mobile home park under contract for $1,000,000 that’s already bringing in roughly $30,000 a month sounds like a headline, but the real story is how the deal got done. I’m Travis Wells, and I walk you through the exact thinking behind locking up another park and why this one stood out even though it was listed publicly. The key signals were simple and practical: highway frontage outside a metro, strong affordable housing demand, and clear operational upside through expansion and better use of the property.

Then we get into the part most investors avoid talking about honestly: financing friction. This park had been under contract before, but banks wouldn’t fund the buyers. Mobile home park financing and RV park financing can be tough when lenders don’t understand the asset class or the buyer doesn’t have the right track record. That gap is where cash, strong partners, and sometimes seller financing can create a huge advantage. I explain why the initial loan is often the hardest step, why refinancing can get easier later, and how to identify the seller’s real constraint so you can solve it cleanly.

We also go deep on getting deals on repeat without playing games. I share how I use VAs to call owners daily, why I focus on a few core numbers early, and why I don’t believe in lowballing everything and hoping something sticks. If you want a repeatable system for mobile home park investing, due diligence, and making offers you can defend, hit play. If it helps, subscribe, share it with a friend chasing deals, and leave a review, what part of the process do you want me to unpack next?

  • He Bought His First Mobile Home Park
    2026/09/04

A blurry listing sat on the market, the seller was tired, and Mat Koym saw an opening that most investors miss: a small mobile home park where the upside comes from discipline, not hype. We break down how Matt closed on a 24-lot manufactured housing community, why the first month was smoother than he expected, and what he did immediately after taking over to protect tenants and stabilize operations.

We get specific on the numbers and the process. Matt shares the $315,000 purchase price, the 20% down structure, and how seller financing plus a negotiated retrade helped the deal pencil after inspections flagged sewer, plumbing, and electrical issues. Then we dig into the unglamorous fixes that move NOI fast: calling vendors, verifying bills, and walking the property. Trash went from about $600 to $125 for the same service, and the water bill dropped from roughly $1,400 to $846 by fixing leaks and getting residents to report running toilets.

You’ll also hear how he builds a long-term deal pipeline with a virtual assistant, why “the leads suck” is usually a follow-up problem, and what it really takes to get a park ready for an infill and refinance plan. We talk underwriting with real contractor input, breaking even while repairs hit, the insurance headache nobody warns you about, and the importance of clean books and systems if you want financing options later.

If you’re serious about mobile home park investing, seller financing, and value-add operations that actually hold up in the real world, hit play. Subscribe for more, share this with a friend who’s hunting their first park, and leave a review with your biggest takeaway.
