  • Cash flow is king. But is it the right strategy?
    2026/09/17

Investors are being pulled in different directions, from cash flow plays to new builds. But where are the real opportunities in today's market?

On The Smart Property Investment Show, Phil Tarrant is joined by Steve Ash, founder of Property Strats, to examine the changing property market and what investors should be considering in the current climate.

The pair discuss the flood of property content across social media, why investors need to look beyond the noise, and how understanding previous market downturns can help put current conditions into perspective.

They also explore the impact of changing government policies, the growing focus on cash flow, and the competition between investors and first home buyers, including what is happening in markets such as South Yarra.

New builds also come under scrutiny, with the pair discussing construction quality, tight developer margins, and the risks investors can face when buying into new developments, while commercial property and self-managed super fund (SMSF) strategies also come under the spotlight.

  • THE PROPERTY NERDS: This budget isn't helping why first home buyers are still stuck
    2026/09/15

Despite the government's promise to help first home buyers, the latest budget could be creating more hurdles than opportunities for those trying to enter the property market.

On today's Property Nerds podcast, Arjun Paliwal from Investorkit and Jack Fouracre from Fouracre Financial break down three ways the government's approach is failing to deliver for first home buyers.

The pair look at the contradiction between efforts to slow property price growth and high-percentage loans of up to 95–98 per cent, saying the measures have done little to give buyers the confidence to act.

They also examine borrowing capacity, with tighter lending conditions pushing buyers towards the more affordable end of the market, where prices are holding up and investors are competing for the same properties.

Paliwal and Fouracre explain why boosting confidence and economic prosperity could do more for first home buyers than the current approach.

  • Data, market shifts, and opportunities: What's really happening in property?
    2026/09/14

Australia's property landscape is anything but uniform, with prices moving in different directions, making it critical for investors to know which data matters, read the signals, and structure their portfolios to capture emerging opportunities.

On The Smart Property Investment Show, SPI deputy editor Emilie Lauer is joined by Dr Diaswati Mardiasmo, chief economist at PRD, to break down Australia's property market and where investors are still finding opportunities.

The pair look at the divide between Sydney and Melbourne and stronger-performing capitals including Brisbane, Perth, Adelaide, and Hobart, while highlighting the data investors should watch, from rental yields and vacancy rates to supply and development activity.

The conversation then turns to interest rates, tax changes, and the growing appeal of industrial and smaller commercial property, with longer leases and stronger yields attracting investors looking beyond residential.

Mardiasmo also highlights markets and suburbs worth watching, from Hobart and Darwin to more affordable pockets of Sydney, Melbourne, and Queensland, and explains why investors need to look beyond headline data when assessing their next move.
