    In January 2020, our client Jamie bought her first investment property, a house in Perth, for $320,000. COVID hit a month later, and with her family telling her to hold off, she bought a second house in Brisbane anyway.

    Over five years, she held four investment properties across Perth and Brisbane, and by her own spreadsheet, they cost her about $11,000 out of pocket in total before tax.

    In this episode of The Pure Property Podcast, Aaron Findlay joins Phil Tarrant to go through what she paid for each of the four houses and how the rent slowly caught up with the mortgages.

    The Australian property market is falling, but not in the price range most investors actually buy in.

    In this episode of The Pure Property Podcast, we work through why the correction in the headlines hasn't shown up in the properties we buy for clients.

    The short answer is construction cost: when an existing house sells for less than it costs to build the same house today, nobody builds, no new supply arrives, and the stock already there has a floor under it.

    We also go through the stock we bought for clients at $310,000 a year ago that now sells closer to $400,000, and the filter we use to tell one market from the other.
