  • Should you buy a home in Denver right now—or keep renting?
    2026/10/06

Should you buy a home in Denver right now—or keep renting? In this episode of The Denver Homes Market Report, Ricky Schoonover looks at two real-life buyer scenarios that show why there isn't a one-size-fits-all answer in today's Denver real estate market. One buyer has 20% down, a solid financial position, and is ready to buy—but would benefit from negotiating with the seller for a closing-cost credit that could potentially be used to help buy down the mortgage interest rate. For this buyer, the opportunity may be less about waiting for the “perfect” market and more about structuring the transaction correctly. The second buyer has a very different situation. She's currently renting for about $2,300 per month, while purchasing would push her monthly housing payment closer to $3,000. She also doesn't have 20% available for a down payment. Even with a negotiated purchase price, the numbers could create too much financial pressure. And that's an important distinction in today's market:Just because you can buy doesn't necessarily mean you should buy right now. With more negotiating opportunities than buyers experienced in the ultra-competitive market of a few years ago, buyers have more room to evaluate the numbers, negotiate terms, and decide whether buying actually makes financial sense for their individual situation.Ricky breaks down why one buyer may have a legitimate reason to move forward while another may be better served by continuing to rent—and why creating a false sense of urgency isn't helpful. If you're considering buying a home in Denver, Colorado, or anywhere along the Front Range, this episode will help you think beyond the question of “What can I qualify for?” and focus instead on “What actually makes sense for me?”In this episode:• Should you buy a home in Denver right now?• When a seller credit can help a buyer• Using seller concessions to potentially buy down an interest rate• The difference between qualifying for a mortgage and comfortably affording it• Why 20% down can change the conversation• When continuing to rent may make more sense• Why buyers don't necessarily need to rush in today's market• How to evaluate your monthly payment—not just the purchase price• Negotiating in the current Denver real estate marketThinking about buying in Denver? Get a second opinion before you make a move. A good buyer strategy starts with understanding your numbers, your goals, and your options—not with creating urgency where it doesn't exist.📍 Denver Homes Market Report🎙️ Real estate, neighborhoods, market trends, and home-buying strategies for Denver and the Front Range.#DenverRealEstate #DenverHomes #DenverRealEstateMarket #BuyingAHome #DenverHomebuyers #ColoradoRealEstate #MortgageRates #HomeBuyingTips #DenverHousingMarket

  • Why Older Denver Homes May Be Worth More Than New Construction
    2026/09/08

In this episode of The Denver Homes Market Report, we’re talking about two big things happening in Denver’s real estate and neighborhood landscape.First, First Friday Art Walk on Santa Fe Drive continues on September 4th and every first Friday of the month—even while a major streetscape and infrastructure project gets underway along Santa Fe Drive. Construction is expected to continue for the next two years, making it more important than ever to support the local galleries, restaurants, shops, and businesses that make the Arts District on Santa Fe such a unique part of Denver. And yes—First Friday continues, with no construction work taking place during the event. Then we take a look at an interesting Denver real estate question: Can an older home actually be worth as much—or even more—than a brand-new home in the same neighborhood? There are some compelling reasons why. Many homes built in the 1950s and 1960s were constructed with materials and craftsmanship that can be difficult to replicate today. And unlike new construction, older homes have already had decades to prove themselves. Foundation movement, settling, structural issues, and other potential problems have often already revealed themselves—and been addressed—or never became problems at all.Meanwhile, with a brand-new home, there’s always an element of the unknown. How will the foundation and soil perform over the next 10, 20, or 30 years? For Denver home buyers and sellers, age isn’t necessarily a liability—and new construction isn’t automatically better.🎨 First Friday Art Walk: September 4th and every first Friday🏡 Denver Real Estate: Older homes vs. new construction🏗️ Santa Fe Drive: Major streetscape and infrastructure improvements📍 Arts District on Santa Fe: Support local businesses during constructionSubscribe to The Denver Homes Market Report for monthly insight into Denver real estate, home values, neighborhoods, market trends, and what’s really happening in the Denver housing market.#DenverRealEstate #DenverHomes #DenverRealEstateMarket #FirstFridayDenver #SantaFeDrive #ArtsDistrictOnSantaFe #DenverHomesForSale #NewConstruction #HistoricHomes #DenverHousingMarket
