• Behind the Clean Lines - Unseen deals, Risks and Decisions
    2026/04/20

🏠A 1950s ranch at 2015 Monaco Parkway takes center stage in this episode—an exercise in honoring mid-century design while introducing a quieter, more refined modernity. The result is a home that feels both preserved and evolved, where clean lines, natural light, and intentional materials speak for themselves.🔍But as with any well-executed design, what you see is only part of the story.💼 Today’s real estate experience is often presented as seamless—streamlined searches, digital signatures, and curated tours. Yet behind that simplicity is a layered process shaped by negotiation, timing, legal structure, and constant recalibration. It’s a discipline as much as it is a service.🎙️In this conversation, I share not only the journey of helping my clients with the acquisition but then transformation bringing this home back to life, but also a more candid look at the mechanics beneath the surface—the decisions, trade-offs, and unseen complexities that define a successful purchase.💡Because in both architecture and real estate, the most important work is rarely the most visible. We Realtors may need to stop being so protective of our process and share at least some glimpse if how the sausage is made. 🔥A touch of the risk, the emotions that are being kept in check, the outbursts from the other side of the transaction, the legal challenges with title issues, the level of professionalism it takes to maintain trust in the overall Real Estate market, a 4.8 Trillion dollar industry contributing to the US economy annually. Where roughly 2 out of Every 3 Americans own Real Estate and rely on on their home as a safe haven to live as well as a stable investment to build à n'est egg for their futures.

  • The great wealth transfer - Boomers to GenX
    2026/02/13

A historic shift is underway. As Baby Boomers pass down an estimated $70–90+ trillion in assets over the next two decades, the largest wealth transfer in modern history is reshaping the U.S. economy — and the housing market.

But which generation will benefit the most?

In this episode, we break down who really wins in the Great Wealth Transfer — Generation X, Millennials, or Generation Z — and what it means for home prices, real estate investing, retirement, and long-term economic inequality.

    Here’s what you’ll learn:

    • Why Generation X is positioned to receive the largest share of inherited wealth
    • How Millennials may benefit through down payment gifts, inherited homes, and financial support
    • Whether Gen Z will see meaningful gains — or face delayed opportunity
    • How inherited real estate could impact housing supply and affordability
    • Why all-cash buyers may increase over the next decade
    • How healthcare costs and long-term care could reduce the size of estates
    • The regional housing markets most likely to feel the impact

We also explore whether this wealth transfer will narrow or widen the generational wealth gap — and how investors, homebuyers, and policymakers should think about the next 10–20 years.

If you're interested in real estate trends, generational economics, retirement planning, investing, or the future of the U.S. housing market, this episode breaks it down clearly and strategically.

The “Silver Tsunami” isn’t just a demographic story — it’s a capital shift that could redefine who owns property, who retires early, and who gets priced in or out of the market.

  • There are thousands of Denver Realtors, There's one Ricky Schoonover
    2025/03/26

In this episode, we first pitch my newest listing 1470 S. Quebec Way Unit 248 Denver Colorado. An amazing Townhouse coming to market this week.

Then we dive into the recent On-line chatter you see where people post either that Realtors make too make too much money and that all we do is Open a door or plant an Open House Sign. Well, for some, that may be true. However, in todays episode, we cover some of the details that set me apart from most agents and some specifics which ONLY I can bring to the table.

  • HOA's Gone Mad / OR Are they all that Bad?

In this episode we talk about the crazy HOA Members caught on camera screaming or otherwise throwing fits over what seem to be pretty minor infractions, if infractions at all.

Not all HOA's are bad, in fact they can be run very well, protect property values and save you money.

  • Post Election - The Denver Homes Market Report
    2024/11/12

In this episode we have so much to talk about. Halloween and Elections are now in the rearview mirror. The feds are meeting to decide a rate cut, right as we record this episode. The 25 basis is expected, but do not expect that to move our 30 year fixed rates right away.

Look the the yields of the 10 year treasury bond market as a way to "read the tea leaves" on where we are headed.

Inventory and absorption rates are the key to the current real estate market. I'm a firm believer "Buy or sell your home when the time is right for you" Trying to time the market is almost always less effective in your end result. This is not day trading, this is your home, your memories your future. Yes make the best of your investment but make those decisions from a holistic approach.
