Much to their surprise, the Peaches had a great summer running their food truck business selling their pies across the Mid-West, but they're happy to be back home in Duluth, Minnesota, where they can settle back into a routine just in time for the new school year. That is until Great Aunt Lucinda wants to gift them her historic mansion. But there are conditions: they're to turn it into a cozy bed-and-breakfast, something the Peach kids' mom always dreamed of before she passed away. And they only have until Thanksgiving to do the renovations and prove they can make the business work.

Nothing is going right this summer for Drew. And after losing his dad unexpectedly three years ago, Drew knows a lot about things not going right. First, it's the new girl Audrey taking over everything at the library, Drew's sacred space. Then it's his best friend, Filipe, pulling away from him. But most upsetting has to be the mysterious man who is suddenly staying with Drew's family. An old friend of Mom's? Drew isn't buying that. With an unlikely ally in Audrey, he's determined to get to the bottom of who this man really is.

Gramps's once-impressive apple orchard has been razed for a housing development, with only one heirloom tree left. Sonnet doesn't want to think about how Gramps and his tree are both growing old—she just wants everything to be okay. Sonnet is not okay with her neighbor, Zeke, a boy her age who gets on her bad side when he tries to choose her grandpa to interview for an oral history assignment. Zeke irks Sonnet with his prying questions.
