🥃 Can AI really change the way we invest in property?
That was one of the big questions on this week’s episode of Whisky & Suits.
And I was particularly excited to sit down with Tim Graham.
Tim and I go back a long way. Before becoming Managing Director of Hotspotting, Tim spent years at Reventon, working his way through the business and developing a real passion for property, data and technology.
Today, he’s at the intersection of all three.
In our conversation, we unpacked how AI is transforming property research — and where it still has its limits.
One example really stood out:
Hotspotting’s analysis covers around 17,000 property markets across Australia, and a process that previously took around nine weeks can now be completed in roughly nine minutes using AI.
But speed isn't the same as judgement.
We also talked about:
🤖 How AI is changing property research and analysis
📊 Using data to identify rising, declining and recovering markets
🏗️ Why infrastructure, population and economic trends matter alongside property data
🏥 How major infrastructure projects can fundamentally change a market
⚠️ The danger of blindly trusting AI-generated answers
🧠 Why human judgement, relationships and experience still matter
💡 And how AI can do the “grunt work” while humans focus on the “gut work”
That last point really resonated with me.
AI can process enormous amounts of information incredibly quickly.
But understanding people, negotiating, reading a market and making decisions when the data doesn't tell the whole story?
That's still human.
Tim also gave us a fascinating look at some of the AI tools Hotspotting has developed, including their AI assistant “Holly”, which is trained on their own property research and data rather than simply pulling information from the wider web.
A fascinating conversation with someone who has gone from hospitality, to property, to technology — and is now helping shape how property research is done.
Thanks for joining us, Tim.
