Most agents assume every seller wants the same thing: the highest possible price. That assumption is exactly where many agents miss the opportunity.
Not every seller is optimizing for the same outcome. Some sellers want certainty. Some want privacy. Some want speed. Some want to avoid repairs, showings, open houses, financing issues, or the emotional weight of letting strangers walk through a home they have lived in for decades.
That is one of the biggest lessons I learned from my first fix-and-flip deal.
As agents, we can easily push our own beliefs onto people. We assume we know what the “right” decision is because we understand the market. But our job is not to decide for the seller. Our job is to educate them, walk them through their options, explain the trade-offs, and let them choose what makes the most sense for their life.
In this episode, I break down what most agents misunderstand about working with sellers on fix-and-flip opportunities, why cash offers can genuinely benefit the right seller, and why agents should stop assuming that listing is always the best solution.
Things You’ll Learn In This Episode
Why the highest price is not always the seller’s top priority
Many agents assume every seller should list publicly to get the most money. But what happens when the seller cares more about privacy, certainty, or convenience than maximizing price?
Don’t project your own beliefs onto sellers
It is easy to think you know what a seller should do because you understand the market. But are you advising them based on their goals, or based on what you would choose?
Why cash offers can solve problems a listing cannot
A direct investor sale can help sellers avoid repairs, showings, open houses, mortgage contingencies, and unwanted exposure. Which sellers might benefit more from a simple cash offer than a traditional listing?
How to give sellers better options
The best agents do not force one path. They explain the pros and cons of each option and help sellers make an informed decision. How can giving sellers more choice make you more valuable in the conversation?
