It is intended to provide a general picture of the market and track changes over time.The $990,108 figure is an average assessed value for single-family homes used by the City of Fernie for budgeting and property-tax calculations.One figure covers a broader selection of residential properties. The other relates specifically to assessed single-family homes. They answer different questions and should not be compared as if they measure the same thing.Why can’t Fernie real estate be reduced to one price?Fernie contains several distinct real estate segments.A small, older condo does not compete directly with a new Montane townhome. A West Fernie renovation project is not comparable to a finished home in The Cedars. A ski-hill condo with permitted short-term rental use is a different product from a residential condo in town.Unique and luxury properties become even more specific. Factors such as views, lot size, architecture, ski access, legal suites, garage space, privacy and replacement cost may be more relevant than the town-wide average.A headline stating that Fernie prices are rising or falling can therefore be technically correct while providing little guidance about an individual property.Five Fernie real estate prices buyers and sellers should understand1. Active listing priceThe listing price is what a seller is currently asking. It reflects seller expectations and the competition facing other listings, but it does not prove what a buyer will pay.2. Average sale priceThe average sale price is calculated by adding all completed sale prices and dividing the total by the number of sales.In a small market such as Fernie, one or two expensive transactions can move the average substantially.3. Median sale priceThe median is the middle price when completed sales are arranged from lowest to highest. It is less affected by unusually expensive transactions, although it can still fluctuate when relatively few properties sell.4. Benchmark price or market price indicatorA benchmark or market indicator attempts to track the value of a typical property over time. It is generally more useful for identifying broader trends than valuing one particular home.5. Assessed valueAssessed value is created for property-tax purposes using a valuation date and a mass-appraisal system. It is not automatically the same as current market value.Does assessed value equal market value in Fernie?No. Assessed value and market value serve different purposes.Assessed value supports property-tax calculations. Market value is the price a willing buyer and seller agree to under current conditions.The two numbers can occasionally be close, but an assessment should not be used by itself to price a home. Buyers should also not assume that assessed value establishes the maximum price a property can achieve.Do 65 active listings mean Fernie buyers have plenty of choice?Not necessarily.
