You’ve seen indoor golf spots that feel like a bar with a simulator. We wanted to know what happens when someone flips the model and builds a serious golf performance training facility instead and then drops it right in Richmond, Virginia. So we brought on Kai, owner of Tee Box Richmond, to walk us through what’s actually inside: 24/7 access, four simulator bays with AI swing feedback, a projector-based putting green that tracks your roll and helps you read lines, a full gym designed for golf mobility and power, plus a golf pro on site for quick coaching checkpoints.

Kai’s story adds a layer most business podcasts skip. He’s a sports psychology founder, a licensed therapist, and an operations leader in behavioral health, and he connects those dots to golf improvement in a really practical way. We talk about why most golfers plateau, how a structured plan beats random reps, and why “getting your body right” can be the missing link behind inconsistent contact, lost distance, and blown-up scores.

We also go deep on the business side: why he chose the franchise model to manage risk, what it’s like to meet a franchisor’s leadership team, and how one influencer post helped build early momentum before the grand opening. Then we get into Richmond market research, junior golf access, and why year-round training matters when private clubs are expensive and winter practice options are limited.

The last stretch is pure entrepreneur reality: low commercial vacancy, long lease negotiations, and the financing gauntlet. Kai breaks down what banks are looking for right now and why an SBA loan can make or break a startup even when you have a solid plan. If you care about golf improvement, indoor golf simulators done right, golf fitness, or building a local business with real constraints, this one delivers. Subscribe, share this with a golf buddy, and leave a review with your biggest takeaway.
