You probably don’t need more leads. You probably need to get better at talking to the people you already have.

In this conversation with Phil M. Jones, author of Exactly What to Say, we break down the words, questions, and follow-up that get people responding again — without chasing, overexplaining, or ending every message with “let me know if I can help.”

If you’re a real estate agent, loan officer, or your business depends on conversations and relationships, this one is worth taking notes on.

🚨 BIGGEST TAKEAWAYS:

→ Why "let me know if there's anything I can do to help" quietly pushes clients away

→ You're not getting ghosted. You just didn't give them anything to reply to.

→ The two-word text that restarts a conversation you lost months ago

→ You weren't fired, you were never hired (and the 3 asks that fix it)

→ Why you should stop sending birthday texts, and the email to send eight days later instead
