Everybody knows real estate has a trust problem. Agents rank near the bottom of trusted professions — and yet, when it's time to buy or sell, most people still hire one, and mostly like the one they hire. That's the paradox, and it points somewhere specific: the problem isn't the individual agent. It's the system the agent operates inside.

Talk to enough analytical consumers and the complaints stop sounding personal and start sounding structural. "Our agent was lovely, but her commission was over $20,000 and we're not sure it was worth it." When patterns like that repeat across markets and personalities, you stop blaming individuals and start examining incentives.

I say this as a practicing buyer's agent who has worked the traditional percentage model for years — and saved clients from six-figure mistakes. I'm not arguing agents add no value. I'm arguing that tying compensation to the price of the asset instead of the scope or complexity of the work is, at best, arbitrary. Why are you worth half as much to a first-time buyer as to the couple buying their forever home? The model persists because it's simple, it scales, and it's entrenched — but simplicity isn't alignment, and when alignment is off, trust erodes fast.

The settlement didn't create this tension. It exposed it. And trust won't be restored with better marketing or louder branding — it returns when the incentives do.
