The SMSF borrowing ban is now in effect.

As of August 12, Australians can no longer use their self-managed super fund to borrow money to buy property. The government says housing approvals are rising and the crisis is being managed. George Markoski and Adam Albrecht go through the numbers in this episode of the Positive Property Show to show why that claim does not hold up.

Approvals are 20% below target. Completions are 27% below. A record number of homes are stuck in the construction pipeline while completion rates have barely moved since 2020. Developers cannot start new projects because previous ones are not finishing, held back by expensive project finance, trade shortages, and high material costs. Australia is adding 236,000 new residents a year and building 174,000 homes. The shortage is not being solved. It is compounding. George and Adam are both currently buying, and they explain exactly why.
