A property can look like a great deal until the inspection, appraisal, easement, parcel issue, or contract deadline changes everything.

Brandon Andres Green, host of Good Neighbor Podcast Tulsa, sits down with Farah Dib of Coldwell Banker Select to talk about Tulsa real estate, home buying, investment properties, land, commercial deals, leasing, and the details buyers often don’t think about until they’re already deep into the transaction.

Farah was born in Kuwait and moved to Tulsa when she was 18.

One of the first things that fascinated her about Oklahoma was the houses.

She says American homes looked completely different from what she grew up around, and that curiosity eventually turned into a career spanning residential real estate, investment properties, commercial deals, land, and leasing.

Farah says today’s Tulsa market can feel difficult for buyers because higher interest rates are scaring some people away while more homes are coming onto the market.

But she also points out that some of the best opportunities may never appear publicly.

Farah shares how she has found off-market properties by directly connecting owners who are ready to sell with investors looking for the right opportunity.

And that is where experience starts to matter.

A property that looks good on paper can still hide expensive complications.

Farah talks about one Riverside property that appeared attractive until they discovered issues involving parcel splits, easements, and appraisal complications.

Those details can completely change what someone is able to do with a property.

Want to add a pool later?

An easement may matter.

Planning to hold the house for two years versus ten?

That can change the financing conversation.

Buying as an investment?

Then the purchase price, comparable properties, profitability, structural condition, future repairs, and exit strategy all become part of the equation.

Farah also talks about what people misunderstand about a good real estate agent.

It’s not simply writing a contract and showing up at closing.

Appraisals, inspections, lending, contract deadlines, repairs, negotiations, and what happens after an inspection all have to keep moving at the same time.

And in a market with thousands of agents, Farah believes there is a meaningful difference between someone doing real estate occasionally and someone working in the business full time.

Her international background also gives her another perspective.

Farah works with clients who live outside the United States or come from Middle Eastern backgrounds and may not understand how American lending, contracts, negotiations, and closing timelines work.

Because she speaks Arabic, she can sometimes bridge not only the language gap but also the expectations on both sides of the transaction.

Her advice before your next real estate move is pretty straightforward:

Pick the right person to guide you through it.

Buying or selling a property is often one of the largest and most emotional financial decisions someone makes. The goal isn’t simply getting to closing.

It’s getting there without discovering something important too late.
