Marc never went to college. He started out as a teenager pushing wheelbarrows of cement for a family pool builder, just to learn how construction actually worked. In his early 20s he became a Houston firefighter, working only nine days a month so he could use the rest of his time to build a construction business on the side. That business grew into spec homes, custom builds, and fee-based projects for investors who wanted a builder with real skin in the game. He walks through exactly how he raised his first capital from a landlord with spare cash, how that grew into a rotating pool of ten to fifteen investors who now earn fifteen to twenty percent annually, and the costly lesson he learned during Covid when he sold three properties early out of uncertainty and left half a million dollars on the table. He also breaks down the financial mechanics almost nobody explains publicly — how construction loans and draw schedules actually work, why he never lets money from different projects touch each other, what banks really look for before funding a build, and why job site cameras have saved him from stolen materials, broken windows, and workers who won't own up to mistakes.
