In late March 2024 I got the call every agent lives for: "Nick, we found it." Friends and clients of mine had spent 18 months hunting for a very particular dream home, and they'd finally found it — a $1.3 million property they'd tracked down themselves through, of all things, an Airbnb listing. There was just one catch. The seller refused to work with agents. Refused to offer a commission. Zero.
At my rate then, that was a ~$30,000 payday evaporating. My clients would have paid it without blinking. But they'd found the home through their own diligence — I wasn't the procuring cause by any stretch — and they were some of the sharpest people I knew. I couldn't honestly tell myself I'd add $30,000 of value to this deal.
So I tried something I didn't yet have a name for: a limited-service model. I guided the contract, the negotiation, the repairs, the timelines — everything that actually protected them — for a fee that was fair to both of us. It worked. They closed on good terms and they're still thriving in that home.
That transaction became the plausibility structure for what turned into DIY Homebuyer Academy, now complementary to my local business, The Tartan Team. This is the honest story of the commission I walked away from, the awkward years that followed, and why I'd rather create more value than I extract — even when charging full commission "like everyone else" would be so much easier.
