  • Case Study: The Hospital Referral Relationship That Outlasted My Job
    2026/07/16

Referral relationships are rarely built through one conversation, one brochure drop, or one lunch-and-learn.

In this case study episode, how I turned a locked hospital floor into one of my most reliable referral sources is broken down, not through a brochure or a business card, but through months of consistent, unglamorous relationship building. If you've been waiting on referrals to just happen, this episode will change how you think about the timeline.

    In This Episode:

    • Why "I need referrals" almost always actually means "I need to become visible, credible, and memorable" and why most people only work on the first one
    • The real story behind a closed hospital floor with no walk-in access, only a gatekeeper controlling the calendar
    • What she asked, and what she never pitched, in every one of those visits
    • How she built her in-service presentation entirely around the case managers' actual lived experience, not her own talking points
    • The small, unglamorous first ask (a Saturday morning notary) that opened the door to a real referral pipeline
    • Why that hospital was still calling her two years after she left the community
    • This week's action step

    Quotable from this episode:

"Your goal is not to chase referral sources. Your goal is to become the person they think of in the moment of their need.""I earned that meeting because I had already shown that gatekeeper I was reliable before I was ever useful."

    This Week's Action Step:
Identify five referral sources you already know exist. Instead of reaching out with "do you have anyone for me," create one genuine reason to reconnect that has nothing to do with what you need from them yet. A deposit, not an ask.

    Mentioned in This Episode:
Momentum Marketing Bootcamp — for owners and sales professionals who know they need a consistent way to build referral relationships, not just another brochure drop.

  • Friday on the Lanai | People Are Messy. Purpose Matters.
    2026/06/26

Welcome to the very first Friday on the Lanai.

A new weekly series that's a little less structured and a little more personal.

Think of it as grabbing your favorite drink, pulling up a chair, and spending a few minutes together before we head into the weekend.

This week, I'm sharing two unexpected moments that made me smile, why I believe this work can be both incredibly rewarding and emotionally exhausting, and a conversation with my AI research assistant, Angel, that challenged me in a way I didn't expect.

You'll also hear what's been stuck in my head this week (yes, music has a way of following me everywhere), a podcast episode I think every leader in senior living should hear, and a few exciting updates about guests coming soon across all three of my podcasts.

Whether you're relaxing on your porch, your lanai, your stoop, or driving home after a long week, I hope this episode reminds you that you're not alone in the work you're doing.

    In this episode:

    • Two conversations that genuinely made me smile
    • Why serving families can be emotionally exhausting and deeply meaningful
    • What my AI research assistant said that stopped me in my tracks
    • The song that's been living rent-free in my head
    • A leadership podcast recommendation worth your time
    • Upcoming guests and what's coming next

    Mentioned in this episode:

    • A Bit of Optimism with Simon Sinek
    • Tim Harris, President of the Los Angeles Lakers
    • My AI research assistant, Angel

If you enjoyed spending a few minutes with me, I'd love for you to subscribe to Start With Occupancy so you never miss future Friday on the Lanai episodes, practical strategies, and conversations designed to help you grow your senior living business while serving more families.

And if you'd like even more insights, behind-the-scenes thoughts, resources, and updates that don't always make it into the podcast, be sure to subscribe to my newsletter, The Bottom Line. The very first edition is on the way, and I'd love to have you join me there.

Until next time, take what you need, share what helps, and come back for more.

  • Do You Really Have a Marketing Problem? How to Diagnose What's Hurting Your Move Ins
    2026/06/26

If you are treating the wrong problem, you are spending time, money, and energy in the wrong place. And that is costing you occupancy.

When residents are not moving in, the first reaction for many senior living owners is, "I need more marketing."

But what if marketing isn't actually the problem? Here is the truth, and I say this with love...most of the time, it is not a marketing problem.

    It is a diagnosis problem.

And in this episode, I am walking you through exactly how to tell the difference. We are playing detective today. Think of it like a doctor diagnosing a patient. The symptom might look the same on the surface, but the cause?

    Completely different.

Here is what we are covering:

If nobody is calling — that is a marketing problem.
If they are calling but not the right fit — that is a messaging problem.
If they are visiting but not moving in — that is a visit experience problem.
If they are disappearing after the tour — that is a follow-up problem.
If they keep choosing someone else — that is a pricing or positioning problem.

Five different diagnoses. Five different solutions.

If you are doing everything and still not moving people in, I want to help you figure out why.

The VIP First Impressions and Visit Audit is where I come in — virtually — as if I am a prospective family member. I walk through your community with you, ask the questions a family would ask, and show you exactly where the gaps are and how to close them.

You get a recording of our session, a written report, and a clear picture of what is working and what is not.

This is not an audit to catch you doing something wrong.
It is an audit to help you do everything right.

As always — take what you need, share what helps, and come back for more.

  • Case Study: Why Families Weren't Moving In - What A Tour Audit Revealed!
    2026/06/23

The visit going well and a family feeling good are not always the same.

    Real talk...

Families are visiting, loving the community, and still choosing somewhere else. For many owners and sales professionals, the instinct is to look at pricing, marketing, or the sales process itself. But what this episode reveals, through three real case studies, is that the experience during the visit is where most move-ins are won or lost.

In this episode of Start With Occupancy, I share my experience from some of my visit experience audits out loud, walking through three communities that represent the most common gaps I've seen. The result is a practical, honest, and sometimes uncomfortable look at what families actually experience when they come through the door and what that experience tells them about whether they would trust you with someone they love.

This is not a theory episode. Every case study is REAL.

    What is discussed...

Case Study 1: The Beautiful Community Where Nobody Showed Up (The Care Experience)

Case Study 2: The Community That Lost the Family Before They Walked Through the Door (The First Impression)

Case Study 3: The Visit Where the Family Felt Like a Checkbox (The Communication Experience)

    Quotable Moments From This Episode

    • "The visit going well and the family feeling good are not always the same thing."
    • "Being brand new and being beautiful may not mean being best in care."
    • "Your staff is selling whether you trained them or not. The question is — what are they selling?"

    Resources + Next Steps

    • VIP Visit Experience Audit — schedule a VIP First Impression Audit with me. where we will identify the gaps that have become invisible to you. For communities getting visits without move-ins, or for owners preparing to open, contact me.

  • The Cost of Fear: How Assisted Living Owners & Sales Professionals Stay Stuck
    2026/06/17

    You did everything right.

You got the license. You built the community. Maybe, you took the news sales director job. And then the moment came to actually talk to someone about it...a referral source, a prospective family, a room full of industry professionals. And then, something in you just…stopped.

That is not weakness. It is what new feels like.

In this episode, I get honest about the fear that shows up. Not the fear of starting but the fear of doing it in front of someone. The fear of asking a hospital discharge planner to take you seriously. The fear of sitting across from a family and not having every answer. The fear of walking into a networking room where everyone already seems to know each other.

I name it. All of it.

And then I discuss the permission you may be seeking to have a place in this niche, permission to take imperfect action, permission to be human, and permission to be vulnerable and transparent in an industry that actually rewards that more than polish.

Whether you are an aspiring or new residential assisted living owner navigating the business side of what you built, or a brand new sales professional in a community who just got handed a schedule and told to go get move-ins — this episode was made for you.

    In this episode:

    • The 3 fears nobody talks about in the launch phase
    • Why waiting until you feel ready is costing you more than you think
    • 4 permissions that change how you show up
    • What actually shortens the learning curve (hint: it is not more training)

If this episode resonates, then stay connected with me:

There is more coming for new assisted living owners and senior living professionals who are ready to shorten the learning curve, build confidence, and stop trying to figure everything out alone.

  • What They Forgot to Tell You About Owning An Assisted Living
    2026/06/03

Ep. 37 There is another side of assisted living ownership that people do not always talk about when they are teaching you how to be licensed. Or, does not always make it into the sales pitch, the Facebook group conversation, or the “start your own assisted living” checklist.

This episode is about that side.

And, if you are going to own, operate, sell, or serve inside assisted living, you need to understand the weight and the beauty of what you are stepping into.

You deserve an honest conversation about what it really takes.

    Listen if you are:

    • Thinking about opening an assisted living home
    • Newly licensed and trying to figure out what comes next
    • Already open and realizing ownership feels heavier than you expected
    • Working inside a senior living community
    • Leading a team and trying to build stronger systems
    • In sales and wanting to better understand the care promise behind the visit
    • Serious about serving aging adults well, not just making money

    REMINDER:

    • Licensing opens the door.
    • Leadership keeps the promise.
    • Occupancy creates the revenue to keep the doors open.

And dignity and integrity should always guide the way you do the work.

    RESOURCES:

If you have not listened to the 21-Day All Things Senior Living Sales series yet, go back and start there. That series gives you the marketing, sales, and move-in foundation you need to start building your occupancy engine.

The companion workbook for the 21-day series will include worksheets, checklists, guides, AI prompts, and practical tools to help you apply what you learned.

And if you are ready for deeper marketing training, the Momentum Marketing Bootcamp begins June 10th. This 10-week bootcamp is designed to help you clarify your market position & message, strengthen referral strategy, and create a clearer path to getting residents without guessing your way through it.

Take what you need. Share what helps. Come back for more. 🎧

  • Why Not Building A Waitlist Is Costing You Move-Ins (And Money) - Day 20
    2026/05/22

When you finally hit 100% occupancy, it feels like the finish line. But, it isn’t.

Because in senior living, turnover is inevitable. Residents move. Care needs change. Families relocate. Life happens.

And if your occupancy strategy begins only after a room opens, then you’re already behind.

In this episode, I share the story of one of the most driven sales managers I ever worked with...someone who hit 100% occupancy in an emerging competitive market…and then asked the question most never think to ask:

    “Now what?” The answer?

Build a pipeline so strong you have no lost revenue days. Yes, that means creating a waitlist, nurturing future families, and staying top of mind long before they’re ready to move. Because occupancy is not a destination. It’s a process.

In this episode, I walk you through how to stop scrambling every time a resident moves out and start building a sustainable occupancy engine instead.

    Inside this episode:

✔ Why full communities should NEVER stop marketing
✔ How to identify families who aren’t ready yet, but will be
✔ How to create a waitlist families actually want to join
✔ Ways to keep future residents engaged while they wait
✔ How to fill rooms faster when availability opens

If you’ve ever panicked after a move-out…This episode is for you!
