  • How Much Is Too Much?

    How much extra would you be prepared to pay simply because a property is new? 10%? 20%? 30%? How much is too much?
    The latest data suggests many buyers in Spain are paying far more than that.
    In this 6-minute edition of Spain Property Insights I look at the extraordinary premiums currently being paid for new-build property and ask whether they have reached unsustainable levels.
    Among the issues covered:
    • Why many new-build developments are no longer in the very best locations
    • The startling premiums revealed by the latest notarial data
    • Whether affordability is beginning to challenge the new-build sector
    One statistic in particular caught my attention.
    Across Spain as a whole, the premium being paid for a new-build house is currently 80%. At what point does "new" simply become too expensive?

    It's interesting that the latest data for 2026 first quarter price rises show new-builds rising less than resales, 9.5% against 13.5%.

  • What's the Property Market In Spain Doing?

    2025 was an all-time record for overseas buyers in Spain. But transaction numbers in Q1 2026 were down compared with the same period in 2025. So what's going on? Why are numbers softening? Why are prices are still rising?

    In this 7m:40s insight I examine what the data. The comparison with earlier downturns sounds compelling - it's a bubble, market overheating, etc., but the underlying market structure is very different. And while transaction numbers have recently fallen, my experience on the ground suggests the issue is not a collapse in demand. Enquiry levels remain strong.

    The challenge is affordability.

    Many buyers are discovering that budgets which would have secured the right property five years ago simply no longer do so today.

  • Think Where Before The What

    Property hunting can be stressful even searching close to home but trying to buy somewhere you don’t know very well, perhaps abroad in a different legal system and language, it’s even worse, and this is where a buying agent can make a real difference to the property buying experience. Getting the right location for you should always be the first step. What you will never get from an estate agent is a recommendation for any location other than the one where their office is located. That’s fine, it’s not their job, but we can suggest locations because buying agents don’t have fixed locations, we work across regions.

    Our clients tell us our advice about locations is something they really value and, for some, it opened their eyes to locations they hadn’t considered until we suggested them. Don’t go to an estate agent for balanced, impartial and independent advice about different locations; that is not their function but it is what our business is based on. In this insight, listen to a location case study for one family, comparing Marbella and Nerja on the Costa del Sol in Andalucía. They thought they wanted Marbella but I found them a better fit for their requirements.
