Why Pressure Washing Roof Tiles is the Wrong Approach. A Message for Homeowners and Roof Cleaning Professionals

Roof cleaning has become a hot topic on social media and video platforms. Increasingly, we see exterior cleaning contractors and training professionals creating videos claiming that pressure washing including flat surface cleaners, turbo nozzles, and hot water systems is a safe and acceptable method for cleaning roofs in the UK.

At SoftWash UK , we believe this advice is not only misleading but could also lead homeowners and new cleaning professionals into making costly mistakes. We’ve carried out extensive research, referencing manufacturers, trade bodies, and authoritative sources, all of which agree: Pressure washing roof tiles is not recommended and carries significant risks.

Understanding the Legal Use of Sodium Hypochlorite in Softwashing

    https://www.softwashing.uk/blogs/news/understanding-the-legal-use-of-sodium-hypochlorite-in-softwashing

Thanks to Ben Hawkins for initiating this important industry conversation by expressing the viewpoint that

“Softwashing without a biocidal claim….The whole point of Softwashing is that you kill the growths responsible for the dirty appearance hence allowing for a longer better clean.”

As exterior cleaning professionals, staying on the right side of the law while maintaining effective cleaning practices is vital.

Does Sodium Hypochlorite Always Count as a Biocide?

Many professionals use sodium hypochlorite (NaOCl) to clean surfaces impacted by algae, lichen, or mold. But whether it's classed as a biocidal product under the law depends entirely on how it’s used and marketed.

    What HSE Says

"A product is only within the scope of BPR if its intended use is to control harmful organisms by chemical or biological means."
    — HSE: Check if your product is regulated

So, if you're using pool-grade sodium hypochlorite to remove grime or brighten a patio without any biological control claims, it does not fall under the GB Biocidal Products Regulation (GB BPR). You are not required to register it as a biocide.

Legal Use Cases: What’s In and What’s Out

    • NOT a biocide: Sodium hypochlorite used only to remove stains or lift dirt, with no claim of controlling organic growth.
    • IS a biocide: Sodium hypochlorite marketed or used with the intent to kill algae, bacteria, moss, or fungi.

This distinction is consistent across both GB BPR (for England, Wales, and Scotland) and EU BPR (for Northern Ireland).

Our training at SoftWash UK reflects this. For example, when applying sodium hypochlorite to clean driveways or patios, we advise no claims of biocidal action unless you're using a registered biocide like:

    Soft Wash Pro 50 Biocide

This product is fully compliant for jobs requiring biocidal claims—especially on surfaces plagued by biological staining.

    Supporting HSE Guidance

    • Products not regulated under BPR
    • Treated articles vs biocidal products

    Intent and Marketing Matter Most

Even if a chemical contains known biocidal ingredients, if your marketing and usage do not claim biological control, it's not regulated as a biocide. This is supported by examples HSE provides, such as:

“Use of essential oils for fragrance, not for insect repellent effects, excludes them from BPR.”

Key Takeaways for Exterior Cleaning Pros

    • Know your product's purpose: Is it for cleaning or killing?
    • Read the labels: Don’t imply a biocidal effect unless your product is registered.
    • Follow softwashing best practices: Responsible use of sodium hypochlorite includes protecting plants, using correct PPE, and managing runoff.

Join our SoftWash UK Training Program and gain CPD-certified knowledge in safe chemical handling, legal compliance, and proper softwashing application.

Sodium hypochlorite is a powerful cleaner—but whether it’s a biocide in the eyes of the law depends on how you use and present it. Stay i

  • Using Social Media and Google Ads to Generate Prospects for Your Exterior Cleaning Business
    2024/12/11

    Send us a text

Hi everyone, it’s Mark Cave here from SoftWash UK and Mr. Clever Clean. Today, I’m going to talk about how you can use social media and Google Ads to attract more prospects to your exterior cleaning business. The goal is straightforward—more work, more income, and, importantly, growing your business in a sustainable way. So, grab a brew, and let’s get stuck in.

Let’s start with social media. Platforms like Facebook, Instagram, and LinkedIn are absolute goldmines when it comes to reaching potential customers. What’s even better is that they’re free to get started. But here’s the thing—just having a profile isn’t enough. You need to actively use it to showcase your work and build connections.

The first thing to focus on is creating engaging content. In our industry, we’re lucky because the work speaks for itself. Before-and-after photos and videos of your cleaning jobs are brilliant for showing what you can achieve. People love a good transformation story, and it’s even better when they can see the results with their own eyes. Add captions like, “Look at this patio transformation—done in just one morning!” That kind of post grabs attention, builds trust, and gets people excited about what you offer.

Another great way to connect with your audience is by sharing testimonials and reviews. A happy customer’s feedback can be the best advert for your business. If you can, get video testimonials—there’s something really powerful about seeing and hearing someone genuinely rave about your work. If that’s not possible, screenshots of glowing reviews work just as well. Post these on your feeds or in your stories. When people see others singing your praises, they’re far more likely to get in touch.

Now, don’t underestimate the power of local Facebook groups and community pages. These are often buzzing with people looking for recommendations. Join these groups and be active in them. Share your work, answer questions, and if someone’s looking for a service you provide, don’t hesitate to jump in. Better still, your existing customers might recommend you there too. Just remember, don’t overdo it—you want to be helpful and conversational, not spammy.

If you’ve got a bit of a budget to invest, paid ads on Facebook and Instagram can give you incredible reach. These ads let you target specific areas, age groups, or interests. For example, you might focus on new build estates or older properties—both could be in need of softwashing solutions. The key is to use a striking image or video in your ad with a clear call-to-action, like “Call today for a free quote!” A well-targeted ad can generate leads quickly if done right.

Now, let’s shift gears and talk about Google Ads. This is where things get really exciting because you’re targeting people who are already looking for what you offer. Start with local keywords—things like “roof moss removal near me” or “patio cleaning Birmingham.” These are searches made by people ready to buy, so it’s advertising at its most effective.

To make Google Ads work even better, make sure your Google My Business profile is fully optimized. Add updated images, list all your services, and encourage customers to leave reviews. A well-maintained GMB profile boosts your visibility in local search results and helps potential customers feel confident reaching out to you.

When it comes to budgeting for Google Ads, you don’t need to spend a fortune. A small daily budget—say £10—can go a long way if your campaign is set up correctly. The key is to track your return on investment. Use tools like conversion tracking to see exactly how much business each pound spent is bringing in.

Also, be mindful of where your ads are directing people. Instead of sending them to your generic homepage, create specific landing pages tailored to the ad. For example, if your ad is abo

"This saved my marriage! I may have innocently sprayed sodium hypochlorite on the render (which worked a dream btw) but in doing so I managed to spray the lead flashing beneath the window where it quickly turned from gleaming grey to a very dark orange brown. Needless to say he wasn’t happy. I found lead x pro in amongst my search for divorce lawyers. It arrived two days later and I immediately got to work. I watched the video so half expected I’d need to apply a couple of times but to my joy, it worked first time. I’m now back in the good books and the lead looks better than it did before I started. Thank you!" – Sarah J.

"Great product, gets you out of trouble when you get the rust marks on the lead, it cleans up a treat." – Richard K.

"We use this to clean lead after Softwashing roofs. Sometimes the Softwash gets on the lead and causes it to go brown. This product will remove that and make it look back how it was originally. Works brilliantly, can recommend." – Greg C.
