🎤Would you rent your house to college students? Ryan Chaw rents one Ohio home to 12 students for $7,360 a month, room by room.
Most landlords picture a frat party every weekend. Ryan found his student tenants were better than the general population.
Jim Remley, host of Icons of Real Estate and a multifamily investor himself, talks with Ryan Chaw, a Doctor of Pharmacy who built 14 rent-by-the-room properties near universities while working full-time.
You’ll learn where to buy student rentals, how to set up a rent-by-the-room house legally, how to keep tenants and leases running smoothly, and how to finance and scale at today’s rates.
🎧 Hosted by: Jim Remley

✔️ Building one local market first makes out-of-state investing easier
💡Key Questions Answered in This Episode
Q: How should a landlord handle an eviction?
→ A: Ryan Chaw, a pharmacist-turned-investor with 14 rent-by-the-room properties, handles evictions by working with his lawyers and a property manager they recommended who has dealt with many evictions. Ryan says a lawyer makes the process much easier, and his only two evictions were inherited tenants, never students.
Q: When should I hire help to manage my rentals?
→ A: Ryan Chaw hired his first virtual assistant, a bookkeeper, after self-managing five properties while working as a pharmacist, once tracking rent and utilities every month became a chore. Ryan now has three virtual assistants plus a house supervisor who does quarterly inspections.
Q: Why would college students rent a room off campus instead of living in a dorm?
→ A: Ryan Chaw explains that on-campus housing costs about $1,200 a month plus a meal plan and parking, while an off-campus room runs about $650 to $700. Students also get a private bedroom with no roommate, no meal plan and no parking fee.
