Teller County’s new STR ordinance creates a licensing system with requirements involving ownership, zoning, property caps, septic capacity, water, insurance, parking, local management, emergency preparedness, and more.🏡📋
One of the biggest issues for buyers: an existing STR license is not transferable and expires when the property changes ownership, subject to limited exceptions. The ordinance also includes a 365-day ownership requirement before applying, making it especially important not to assume a property’s previous STR income can simply continue after closing. 🔑
