Inside Tour of Commercial Street Village | Full VLOG Tour of this Vancouver Neighborhood

In my 50 years of living in Vancouver, I've spent a lot of time exploring every nook and cranny of this city. In this podcast, I'm sharing with you one of my favourite corners of Vancouver...and that's the Commercial Street Village.

Commercial Street Village is a little micro-neighbourhood in the NE corner of Kensington - Cedar Cottage and just on the southern edge of Commercial Drive. It's a neighborhood with a long, colourful history and today it's one of Vancouver's hidden gems.

Personally, I think more people should be aware of everything that this neighborhood has going for it. It's ideal for families, young professionals as well as downsizes looking for an urban experience at a great price.

The Worst Performing Neighbourhoods in Vancouver - 2025

Wow. If I didn't know any better I'd think the world might be ending...at least in terms of what's on social media on the topic of Vancouver's real estate market.

There's a LOT of doom and gloom out there. So, I thought I'd add my two cents and provide a dose of data-backed reality.

So yeah, there's no doubt that the current Vancouver real estate market is a challenging one (10 year highs for inventory and 10 year lows for sales). But...it's challenging in very specific market segments.

...there's actually some markets that are bucking the trend and currently at ALL TIME HIGHS...which is a podcast that I did LAST week (be sure to check that podcast if you're looking for the positive side of the story)

But getting back to THIS podcast...I thought it would be interesting to find the worst performing Vancouver neighborhoods in the last year and take a look under the hood a bit.

I wanted to see if what's happening in those neighborhoods matches the overall narrative of what's going on with the Vancouver real estate market right now.

I also think it's really important to see what's doing well right now...and what's not...to pick out where there might be opportunities (and risks) for you as a potential buyer (or seller) of a Vancouver home.
