I'm joined by Sam Rosillo, Senior Planning and Land Manager at Homes England, who has led delivery of the site since the agency took ownership in March 2025.

We talk about the Big Conversation that shaped the brief before Homes England even owned the site, the place-based indicators built from thousands of public responses, and what's already changing on the ground — from a new NHS diagnostic centre to the decision to keep Sevens House standing because of the caves beneath it.
