  • "Marry the House, Date the Rate", Mortgage Truths w/ Ryan Carmody
    2026/07/13

Waiting for rates to drop before you buy? Mortgage loan officer Ryan Carmody joins the show to explain why that's usually a losing strategy — and why monthly payment, not the rate, is what actually matters. We cover the "marry the house, date the rate" mindset, why falling rates tend to push prices up, and what a rate drop would do to already-low New England inventory. If you're on the fence about pre-approval, start here.Ryan's information-

  • The Rate Trap: Why Cheaper Mortgages Mean Pricier Homes
    2026/06/29

Most people are waiting for mortgage rates to drop so homes get cheaper. The data says the opposite: when rates fall, prices rise.

This episode walks through the historically inverse relationship between rates and home prices, why 2020 and 2021 were a rare exception when both moved up together, and what today's stable mid-6% rates and tight inventory mean if you're trying to time your next move. I also explain why the 2.65% rates of 2021 aren't a realistic baseline to wait on.

Practical, no hype, built to help you decide with trends instead of guesses.

  • Congress Passed the Biggest Housing Bill in 30 Years — Why Won't Trump Sign It?
    2026/06/25

    Mornings With Max!

    Alternates:

    • The Housing Bill Everyone's Talking About — What It Actually Means for You
    • New Housing Bill Explained: The "Veto" That Isn't Really a Veto
    • Biggest Housing Bill in a Generation Just Passed — Here's What's In It

    Description

Congress just passed the 21st Century ROAD to Housing Act — the largest housing affordability bill in a generation — and President Trump canceled the signing. So is it dead? Not quite. In this episode of Morning with Max, I break down what's actually in the bill, why the "veto" isn't really a veto, and what it means (and doesn't mean) for buyers and sellers here on the New Hampshire Seacoast.

    What we cover:

    • The 3 big provisions — the corporate investor ban, manufactured home changes, and federal incentives to build
    • Why canceling a signing isn't the same as a veto — and how a bill can become law without a signature
    • What this actually changes for your buying or selling decision in NH, ME & RI (and what it doesn't)

If you're trying to make sense of the headlines and what they mean for your next move, this is the clear, no-spin breakdown.

  • #80 The Math Nobody Shows You Before You Wait to Buy a House
    2026/06/10

Rates drop, prices rise. Max Willett and Adam Dow ran the numbers, buyers who waited for relief ended up $58,000 further from affording the same house. This episode breaks down why the affordability crisis isn't a rate problem, why it's a supply problem, and what smart buyers are actually doing right now while everyone else waits.

  • #79 From a Trailer in Rural Maine to Harvard, $60M, and Running for Governor | Owen McCarthy
    2026/04/01

I grew up hearing that where you start doesn't have to be where you finish — but Owen McCarthy is proof of it in a way that genuinely stopped me in my tracks. This guy grew up in Patten, Maine — a town of about a thousand people — in a trailer, son of a third-generation logger and a lunch lady. He was the first in his family to go to college, went on to get his MBA from Harvard Business School, and then co-founded MedRhythms, a company using sensors, music, and software to help stroke, MS, and Parkinson's patients walk again. They raised over $60 million in venture capital and got FDA approval. Now? He's walking away from all of that to run for Governor of Maine in 2026 as a total political outsider.

This conversation gets into all of it — where he came from, what it was like being a kid from rural Maine sitting in a Harvard classroom, how he built a company from scratch, and why he made the wild decision to throw his hat into a gubernatorial race. We also talk about what he thinks Maine actually needs: reining in government spending, housing affordability, real relief for working families, and bringing opportunity back to rural communities like the one he grew up in.

This is exactly the kind of story I started this podcast to tell. If you're new here, hit subscribe — you won't regret it.
