    Thinking about buying a home, but not sure where to even begin?Before you start touring houses or worrying about finding the perfect property, there are a few things worth figuring out first.In this episode of Key Conversations with CJ and Katy, we walk through the early steps buyers can take to get more prepared, even if they are not quite ready to call a Realtor or lender yet.We start with your financial picture.That means understanding your savings, income, debts, and what you are actually comfortable spending each month.We also talk about debt-to-income ratio, commonly called DTI, and why the amount a lender says you can qualify for may be very different from the amount you actually want to spend.From there, we get into your why and your timeline.Why are you moving?How long does this next home need to work for you?And what might change over the next few years with kids, work, aging parents, lifestyle, maintenance, or resale?We also talk about how your priorities can look very different depending on the type of move you are making.For families, that may mean bedrooms, layout, schools, commute, yard space, activities, and whether the home will still work as kids grow.For downsizers, it may mean main-level living, fewer stairs, maintenance, HOA responsibilities, storage, accessibility, and whether the move is actually going to simplify your life.For lakefront buyers, we talk about why the lot and lake can matter just as much as the house itself.Shoreline, water depth, elevation, steps to the water, sunrise versus sunset, privacy, dock and boat needs, and how you actually plan to use the lake can all play a major role in whether a property is the right fit.We also share a simple exercise we like to use with buyers: the 3 + 3.Choose three non-negotiables.Choose three nice-to-haves.Then ask yourself which things you could realistically change later and which things you could never change about the property.That exercise can make it much easier to understand what truly matters before you start looking at homes.And finally, when should you call a Realtor?You do not need to have everything figured out first.If you have a general understanding of your finances, why you are moving, your timeline, and your biggest priorities, a good Realtor can help turn all of that into an actual plan.If you are thinking about buying a home in Mound, around Lake Minnetonka, or anywhere in the western Twin Cities suburbs, this episode is a great place to start before you begin your home search.Want to feel more confident buying, selling, and owning a home?   • Key Conversations | #31 - Cash Offer, As-Is, or Fix & List? We Ran the Numbers

    A few years ago, we worked with clients who were preparing to retire and sell their home.They had some flexibility with timing, some money available for improvements, and one big question:Do we take a cash offer, list the home as-is, or put some money into it first?So we looked at all three options.We compared the cash offer, what we thought the home could sell for if they listed it without making updates, and what the potential return could look like if they made some strategic improvements before going on the market.In their case, the numbers pointed toward a fix-and-list plan.They did not completely remodel the house or spend money everywhere. We helped them focus on the updates we thought would actually matter to buyers and kept the total investment around $30,000.The goal was to make the home one of the stronger options in the neighborhood without over-improving it.When it hit the market, the home received multiple offers.After accounting for the money they spent on the improvements, they still came out about $75,000 ahead in profit compared with what we estimated they would have made by simply listing the home without doing the work.And compared with the cash offer they had originally been considering, the difference was well over $120,000.That does not mean spending $30,000 before selling is always the right answer.In this episode of Key Conversations with CJ and Katy, we walk through how we looked at this particular situation and why sellers should compare their options before deciding how to sell.We talk about who may be a good fit for a cash offer, who may be better off listing traditionally, and when a fix-and-list strategy can make sense.We also get into sunset clauses, some of the high-pressure tactics we have seen around cash-offer programs, and why we think sellers should have time to understand the numbers before committing to one path.For some people, convenience and certainty matter most.For others, maximizing what they walk away with matters more.And sometimes putting some money into the right improvements can create a much better outcome than either selling as-is or accepting a cash offer.The point of this case study is not that everyone should renovate before selling.It is that there can be a big difference between spending money on a house and spending money strategically.If you are thinking about selling around Lake Minnetonka, Mound, or the western Twin Cities suburbs, the right approach depends on your home, your timeline, your finances, and how much work you actually want to take on.Want to feel more confident buying, selling, and owning a home?
