Conventional loans are ideal for those with significant down payments (20% or more), offering no PMI. FHA loans are lenient on credit scores and have lower interest rates but require an upfront mortgage insurance premium of 1.75%. VA loans, for veterans, offer no PMI and lower interest rates. USDA loans are no-money-down options for those under a certain income threshold, but only for rural properties. Non-QM loans are for self-employed individuals, using bank statements instead of tax returns.
