Certain property types and price ranges attracted particularly high interest, while some homes that had previously remained unsold received competing offers.The average marketing time fell from 63.8 days in May 2025 to 19.6 days in May 2026. This represents a year-over-year decline of approximately 69%.The result was a market in which prepared buyers often needed to make decisions quickly.Why were Fernie homes selling above the asking price?The average sale-to-list ratio reached 103% in May 2026. This means the ten properties sold during the month achieved an average selling price equal to 103% of their listed prices.An average above 100% indicates that some transactions closed over asking. However, this result was based on a relatively small sample and does not mean every Fernie property received multiple offers or sold above its list price.Property type, condition, pricing and location continued to affect individual results.What does the May market mean for Fernie buyers?Buyers had more new listings to consider, but desirable properties moved considerably faster than they did one year earlier.Buyers should have financing prepared, understand recent comparable sales and decide on their negotiating limits before submitting an offer.
