  • Why Garage Floors Crumble in Niagara Winters: Freeze-Thaw, Road Salt, and How to Stop It — Jerrad Taylor, Niagara North Contracting
    2026/09/17

If your garage floor is flaking, pitting, or crumbling near the door, that's not normal aging, it's freeze-thaw and road salt damage, and it's one of the most common and most preventable problems homeowners in the Niagara region deal with every winter. In this episode, Jerrad Taylor, CEO of Niagara North Contracting, explains exactly why this region is uniquely hard on concrete and what actually needs to happen at the mix design and sealing stage to prevent it.

Jerrad starts by breaking down the mechanics of freeze-thaw damage in plain terms. Concrete is porous, and when salty meltwater from your vehicle soaks into the surface and then freezes overnight, that water expands inside the concrete's pores, physically forcing the surface apart. In a climate like Niagara's, where temperatures cycle above and below freezing repeatedly through the winter rather than staying consistently frozen, a garage slab can go through dozens of freeze-thaw cycles in a single season, and each cycle causes incremental surface damage known as scaling.

The episode also covers why road salt makes this problem significantly worse. Salt lowers the freezing point of surface water, allowing it to stay liquid and penetrate deeper into the concrete even in cold conditions, and salt crystallization adds another destructive mechanism entirely, physically pushing concrete apart as crystals form during drying, independent of any freeze cycle.

From there, Jerrad walks through the real solution, starting with air entrainment, a mix design choice where microscopic air bubbles are deliberately introduced into the concrete to act as pressure relief points during freezing. He explains why concrete garage floor without proper air content might look fine initially but will reliably scale and pit within a couple of winters, and why this is one of the most commonly skipped specifications by contractors unfamiliar with regional climate demands.

The conversation also covers surface protection in detail, including the difference between penetrating sealers and topical coatings, when and why resealing needs to happen, and the risks of applying an epoxy or polyaspartic coating over a slab that wasn't properly cured or sealed first. Jerrad closes with simple maintenance habits that extend the life of an existing floor, including managing meltwater buildup and preventing repeated refreezing in the same areas.

Whether you're dealing with early damage on an existing concrete garage floor or planning a new concrete garage floor pour and want to make sure it's built for this specific climate, this episode gives you the technical questions to ask and the reasoning behind why they matter.

  • How to Pour a Concrete Garage Floor That Actually Lasts: Subgrade, Mix Design, and Curing Done Right — Jerrad Taylor, Niagara North Contracting
    2026/09/17

Most garage floor failures have nothing to do with bad luck and everything to do with shortcuts taken before, during, and after the pour. In this episode, Jerrad Taylor, CEO of Niagara North Contracting, breaks down exactly why concrete garage floors crack in the first year, why they start dusting under vehicle tires, and what separates a slab that lasts decades from one that needs to be replaced within five years.

Jerrad walks through the entire process from the ground up, starting with subgrade preparation, a step that gets skipped constantly because it's invisible once the concrete is poured. He explains why compaction density matters, why granular fill needs to be compacted in lifts rather than all at once, and how an unstable base leads to uneven settling that shows up as cracking months or years later.

From there, the conversation moves to vapor barriers and why so many contractors treat them as optional for garages. Jerrad explains how moisture migrating up through soil causes surface flaking and coating failure, and why a torn or gapped barrier is essentially the same as having no barrier at all.

The episode also gets into concrete mix design in real detail, covering compressive strength requirements, why water to cement ratio is just as important as the number on the delivery ticket, and why adding extra water on site to make a pour easier to finish is one of the most common and most damaging shortcuts in the industry. Jerrad also explains the importance of air entrainment in cold climates like the Niagara region, and why crews unfamiliar with local freeze thaw cycles frequently get this wrong.

Reinforcement is another major topic, with a breakdown of why wire mesh often fails to do its job once concrete is poured over it, and why a combination of rebar and synthetic fiber reinforcement offers better structural performance and crack control, especially for garages supporting heavier vehicles or lifts.

Timing is covered in depth as well, including when control joints need to be cut, how deep they should be, and how far apart they should be spaced to control cracking rather than leave it to chance. Jerrad also explains how overworking a slab during finishing creates a weak, dust prone surface that shows up almost immediately after the floor is put into use.

The episode closes with an explanation of curing, a step Jerrad describes as the most underestimated part of the entire process. Concrete doesn't simply dry, it cures through an ongoing chemical reaction that requires proper moisture and temperature control for weeks, not days, and skipping this step can permanently reduce the strength of the slab.

Whether you're a homeowner getting a quote, a concrete contractor looking to sharpen your process, or someone who's dealt with a failing garage floor and wants to understand what went wrong, this episode gives you a clear, technical, no fluff breakdown of what a properly built concrete garage floor actually requires.

  • The Codes You Have to Follow to Build a New Concrete Garage Floor in Niagara - By Jerrad Taylor, CEO at Niagara North Contracting
    2026/09/11

Before you pour a strong concrete garage floor in the Niagara Region, you need to know a stack of rules, and most don't show up until the concrete truck is on the way. In this episode, Jerrad Taylor, CEO of Niagara North Contracting, breaks down the codes you have to follow when building a brand new garage floor in the Niagara Region, from permit to inspection.

    What you'll learn:

The two layers of rules you're working under. The Ontario Building Code applies everywhere in the province, from Beamsville to Niagara Falls, and it sets the minimums for the foundation, the ground under the slab, the roof, and the fire separation if the garage is attached to the house. On top of that, each of the eight municipalities in the Niagara Region, Niagara Falls, St. Catharines, Welland, Niagara-on-the-Lake, Port Dalhousie, Grimsby, Lincoln, and Thorold, has its own zoning bylaws. They decide where the garage can sit, how tall it can be, and how much of the lot it covers.

Whether you need a building permit. Ontario only skips permits for small single storey storage buildings under about 15 square metres without plumbing, so a garage always needs one. We cover the permit package: site plan with setbacks, foundation plan, floor plan, a roof plan for the local snow load, and separate electrical and plumbing permits where they apply.

Where your garage can go. Setbacks, front and rear yard rules, corner lot restrictions, height limits, and lot coverage caps. And why pulling your survey first saves you from a spot that looks perfect on site but fails on paper.

The code requirements for the slab itself. Firm subgrade, compacted base, slope for drainage, the slab thickness most municipalities expect, control joints in the right places, and the fire rated wall and door an attached garage needs.

The one everyone forgets: stormwater. New hard surface means new runoff, and in the Niagara Region you can't just point it at the storm sewer. Where the water from the roof and slab has to go, and why the townships are strictest on it.

What happens when you skip the process. Compliance orders, doubled permit fees, work pulled open for inspection, and an unpermitted garage that surfaces at home sale, on an insurance claim, or in a lender's search.

Jerrad Taylor is the CEO of Niagara North Contracting, a family owned concrete business out of Beamsville, Ontario. The company has been pouring concrete garage floors, driveways, patios, and retaining walls across Niagara and Hamilton since 1987, with four generations of the family in the trade. When a project needs a permit package, NNC walks through it with your town, confirms the setbacks, sizes the slab, and books the inspections.
