New construction real estate paid Eric Crutchfield four times what his first flip paid, and he has been building ever since. Eric walked out of prison with 150 dollars in his pocket. Today he has around 140 million dollars of development in progress, and he gives Shawn Lynch the full blueprint, from an empty lot all the way to a sold home.

Every stage is covered. You will hear how to underwrite a lot before you ever make an offer, why the comparable market analysis is a builder's compass, and the napkin math rule of buying land at 20 to 25 percent of the finished home value. Eric covers construction loans, hard money lenders, and using business credit and credit repair to cover a down payment when you have no savings. He explains permits, vetting subcontractors, getting three to five bids on any line item over 5,000 dollars, padding a budget so overruns do not kill the deal, and the 20 to 30 percent margins that make ground up development beat flipping. He also explains why he is unwinding nearly 100 single family rentals and calls them the worst investment of his life.
