SPECIAL WEEKEND DROP

Here's a bonus episode of Best of Redmond, landing on your weekend. We put these out when we get the chance to sit down with somebody local who knows something worth knowing. Your regular Tuesday and Thursday episodes are still coming as always.

Finding the Invisible Leak — with Lincoln Spencer of Simply Leak Detection

Here's something most Redmond homeowners don't know. That water line running from the street to your house? You own it. Not the city. Not the water company. You.

And most people don't find that out until there's a problem.

Lincoln Spencer has been finding hidden water leaks around Seattle and the Eastside since 2010. Not the kind you can see. The kind that quietly doubles your water bill while there's not a drop of water anywhere in sight.

In this one he walks us through the first thing to do when your bill jumps, how to check your meter yourself, and why your regular plumber might send you to someone like him. He also explains how his team finds a leak nobody can see, using ground microphones sensitive enough to pick up footsteps and a safe tracer gas that gets sniffed out right at the spot. Then they mark an X, usually within a foot.

Plus the 4 a.m. job he took with a headlamp, because that was the only time the street was quiet enough to hear.

And with fall rain here and winter coming, he tells us what to do with your irrigation system right now so you're not calling somebody in the spring.

In this episode:

• What to do first when your water bill doubles
• How to tell if the leak is inside or outside
• Why homeowners own the line from the street
• The crazy leak jobs, including a train station and a 4 a.m. call
• How ground microphones and tracer gas find a leak without digging
• Winterizing your irrigation system before it's too late
