  • How to create happy clients from a disappointing sale price (Ep. 26 re-post)
    2026/06/11

In this episode, I give you specific strategies and a whole heap of scripts to maximise your chances of creating a positive client experience, even when the sale price ends up being less than what the owners originally wanted. We'll explain and run through the key steps:

    • Coach owners through your appraisal - "If your price is out there, this marketing approach will find it."
    • Prepare owners for every eventuality well before deadline day.
    • When presenting offers, don't have an agenda. Explain all options to your clients: Accept the offer, negotiate, or reject it and go back to the market.
    • Be on their side - back your owners up no matter what they decide to do
    • If they ask for your opinion, that's a privilege. Don't take advantage.
    • Avoid talking in absolutes at all costs. Eg. "This is the best offer your ever going to get."
    • Instead, say "If there was a better price out there right now, I'm confident we would have found it."
    • Let them think about it overnight if they want to. It's ok to let people sleep on it.
    • When you get close on price, don't be afraid to strategically lower your commission.

Always remember, excellent service makes the unacceptable acceptable.

  • What to do with all your buyer email enquiries
    2026/04/22

We work incredibly hard to secure each of our listings. And those listings give us a golden opportunity to meet buyers and sellers in our marketplace. And yet, most salespeople completely ignore the potential long-term value of online email enquiries.

Imagine you sold 20 houses last year. On average, those 20 houses each received 40 email enquiries of some sort. That's 800 interactions. If 10% of those enquiries turn out to be from current or future sellers who end up going on the market in the next 3 years, then that's 80 potential listing leads that have been introduced to your business.

This podcast will explain how to turn those leads into database contacts and nurture them into future listing opportunities, without adding to your workload.

  • The one metric that simplifies everything
    2026/02/25

In this episode, we break down the single metric that should be driving every decision you make in your real estate business — your weekly appraisal target.

We walk through a straightforward 5-step process to reverse-engineer your income goal into a clear, weekly action target. You'll learn how to work backwards from your commission goal to figure out exactly how many appraisals you need to complete each week to hit your numbers — whether that's 1, 3, 5 or more.

Once you know this number, everything changes. Your marketing plan has a clear purpose. Your weekly activity checklist has a measurable outcome. And instead of feeling overwhelmed by everything you could be doing, you can focus entirely on what actually moves the needle.

Because here's the truth: you can't pull a listing or a buyer out of thin air — but you can always find a homeowner to sit down with.

Tune in and do the 5-minute exercise that could simplify your entire business strategy heading into the rest of the year.
