- Earl Tucker had been a licensed surveyor for twenty-two years and filed forty-one maps across three counties.
- Three of Tucker’s maps stated a scale of one inch = forty feet but were actually drawn at one inch = fifty feet.
- Parcels on those three maps were roughly twenty percent larger, with boundary lines falling eight to twelve feet short of physical landmarks.
- Ridgeline Property Holdings, owned by Clifford Phillips (age forty-four), had twelve adverse-possession attempts and boundary disputes in county records.
