    Bronwyn observed the following real estate trends in Orange County:

    1. Prices were high during and right after the COVID pandemic, but have since adjusted slightly and homes are staying on the market a bit longer. Inventory is still relatively low.

    2. Interest rates have increased, which has resulted in more cash buyers and buyers looking for a deal.

    3. There is talk of interest rates increasing even more in the near future, so Bronwyn thinks now is a good time for sellers to list before rates go up further.

    4. Despite increasing interest rates, it is still a good time to buy because prices have held and inventory remains low.

    5. Los Angeles has experienced a slowdown in the market partly due to the mansion tax, which has resulted in some LA buyers looking to Orange County.

    6. Overall, Orange County tends to be behind Los Angeles and California in green building and sustainability initiatives, though some coastal areas are moving in that direction.

    So in summary, the main trends Bronwyn noted were related to pricing and inventory levels, interest rates and their impact on buyers and sellers, and the differences between the LA and Orange County markets. Does this accurately capture the trends Bronwyn
