  • Lending update early 2026
    2026/01/28

    Lending is critical for growing a property portfolio, and there are some significant changes coming to borrowing in 2026.

    In this update, joined by doctor and mortgage broker Leon, we discuss 2 big changes for 2026- DTI (debt- to- income ratio) limits, and also trust lending changes- big banks including Macquarie and CBA have pulled out.

    And also we discuss importance (or more importantly, really how important) interest rates are for those looking to buy in 2026.

  • Capital growth vs cashflow
    2025/12/17

    Will admit more recently I have been leaning more towards capital growth rather than cashflow, especially when earlier in investing journey/accumulation phase. One reason being, if working, any additional income will be taxed at your marginal tax rate, and for many doctors that's the highest tax bracket 47%.

    May make more sense in retirement to have focus on cashflow.

    Of course, cashflow management is still important- do not want too negatively geared properties to the point that you can't hold them.

    In this episode with BA Richard, we discuss some cashflow strategies- granny flat, duplex, unit blocks, NDIS, rooming homes.
    Also, we talk about some common sayings "Cashflow keeps you in the game but capital growth gets you out of the rat race"

  • Property predictions for 2026
    2025/12/03

    In this episode, I discuss property predictions for 2026!

    SQM boom and bust report 2026 discusses what growth to be expected for different cities next year. It was bit suprising to me still expecting strong growth for Adelaide, Perth, Brisbane (surely near the peak?...or not)

    I also discuss some of the markets I have been purchasing in also.
