    You'd think a broker wouldn't need a buyer's agent...
I've helped fund over $500 million worth of property — thousands of Aussies into homes and investments. And Colin Lee still took me to school. This one's the live framework we run with clients: the four P's, why you make money when you buy, and how to buy with intention instead of hope. More importantly:
Property isn't the side hustle. The strategy is.

Pour Decisions is the show-after-the-show where Finance But Neat gets honest. Whiskey poured, defences down, and the money mistakes we actually made before we knew any better.

First up — me and Bindi. She was raised by two bankers. Her dad had her auditing her own bank statement interest before she was old enough to have anything worth auditing. She still took the credit card at eighteen and spent years on the minimum.

I financed a MacBook Pro at nineteen to become a music producer on a deal I didn't understand, at an interest rate I never checked. It started with a two. The laptop is still in my office.

Knowing better is not the same as doing better. We've both lived that gap — which is a big part of why we're actually useful now.

Oh — and Bindi's officially on the whiskey train.

    You've built equity. Now what?
Most Australians who bought a few years ago have quietly built up a chunk of equity — and most of them have no idea what to do with it. Alex and Bindi break down what equity actually is, why it isn't cash you can just withdraw, and the two ways to access it. More importantly:

Why the question isn't how you get it out, it's what you do with it given where you're headed.

Alex flies solo for the first time on Distilled — Finance But Neat's rapid-fire clarity format. In this episode he breaks down the big ideas from the Riley and Bindi episodes: why three years beats one and ten, the Two Pillars framework in plain language, what the May budget actually changed (and what it didn't), and the single question that cuts through all the noise on property decisions.

Last episode we sat in the broker's seat — triage, bridging, borrowing capacity. This episode, we tackle the other half of the conversation: why you're making the move in the first place.

Upgrading the family home feels emotional. New school zone, more space for the kids, the yard you've been picturing for years. But once you're talking about a million-dollar minimum decision — often two — emotion alone is an expensive way to navigate it. So I sat down with Riley Jan from Cruz Financial to unpack what a good upgrade actually looks like when you treat it as a financial planning move, not a wish list.

    We get into:

    • The chess board everyone's playing on (assets, liabilities, super, cashflow, estate, structure) — and why most people only ever move two pieces
    • Why the decision to keep or sell your existing home almost never goes the way the internet tells you it should (and how the six-year rule is wildly misunderstood)
    • The CGT-free window most upgraders walk straight past — and what happens to your borrowing capacity when you cling to an average asset out of emotion
    • Riley's 10-3-Now goals exercise — the one-night, A4-piece-of-paper conversation you should be having with your partner before any of this
    • How the broker, the planner, the buyer's agent and the accountant actually fit together — and why social media oversimplifications are quietly costing people six-figure mistakes

  • Our Budget Icks.... We mean Response
    2026/05/22

    Send us BBQ chats

The budget dropped. The hot takes followed. We did something different.

Three conversations with people who actually work in this space every day — a financial planner, an accountant, and a buyer's agent — to give you the honest read on what's changed, what hasn't, and what you should actually be doing about it.

    In this episode:

Riley Jan — Financial Advisor, Cruz Financial Nothing is law yet. But the structures conversation has fundamentally changed. Riley breaks down what the CGT changes actually mean for investors, why the numbers still work for property long term, and what he's telling his clients right now.

Laura Stauder — Partner & Chartered Accountant, Empire Accountants. CGT, trusts, companies — Laura gives you the plain "English" version of what's shifted and what you need to be thinking about before you make a move. Spoiler: the answer is get your team around you.

Colin Lee — Buyer's Agent, Inspire Realty Seventeen years in the game. Still buying. Colin explains what investment grade actually means on the ground right now, where the opportunities are opening up in Southeast Queensland, and why fear and uncertainty is exactly when he has faith.

And then I land it with clarity.

The budget might change the rules. It doesn't change the game.

  • Getting a Dream Loan with your Dream Home
    2026/05/13

    Send us BBQ chats

You've bought the first home. You've got equity (probably more than you think). The kids need a playroom, the cars are getting old, and you're eyeing the upgrade. So what's the play — sell and buy, keep the first one as a rental, or something smarter?

In this episode, Bindi and Alex unpack the upgrade decision properly. Not the lazy version where you just rent out the first house and stretch into something bigger. The real conversation: what your equity is doing, what your borrowing capacity will actually let you do, and the six options most people don't realise they have.

    What we cover

    • BBQ Chats (new segment): "I know I've got equity — how do I actually get it out?"
    • The two default plays — and why both are usually wrong.
    • The six-option triage. What a good broker actually walks you through.
    • Why bridging finance has an unfairly bad rap.
    • The borrowing capacity trap.
    • The CGT-free window.
    • Why people who sell-and-buy in the same market usually win — and why the ones who sell, then wait six months, almost always lose.
