February was another quiet month for Fernie real estate, but is the market weaker than it looks—or simply waiting for spring?

In this episode of the Property Mindset Podcast, Phil Gadd breaks down the February 2026 market numbers and explains what they actually mean for Fernie buyers and sellers.

Only nine properties sold during the month, while the median sale price fell to $570,000. Although that 49% year-over-year decline sounds dramatic, February’s limited number of sales and shortage of higher-end transactions heavily influenced the result. It does not mean Fernie properties suddenly lost half their value.

Phil also examines several signals beneath the headlines:

• New listings were down 14% year over year
• The average sale price was approximately $609,270
• Sellers received an average of 97% of their asking price
• Properties took an average of 92 days to sell
• Inventory declined to 4.32 months
• Lower interest rates are improving affordability
• More Fernie properties are trading through off-market networks

With inventory moving toward seller’s-market territory and buyer activity expected to increase during March, April, May and June, the spring market could look very different.

For buyers, the current slowdown may offer an affordability window that Fernie hasn’t seen for several years. For sellers, getting ahead of the spring listing rush could create an important advantage.

Frequently Asked Questions

Is Fernie currently a buyer’s or seller’s market?
Fernie had approximately 4.32 months of inventory in February 2026. That places the market near seller’s-market territory, although conditions vary by property type and price range.

Why did Fernie’s median sale price fall by 49%?
Only nine properties sold during February. Fewer high-end sales and a greater share of lower-priced transactions pulled the median down. It does not mean every Fernie property lost 49% of its value.

What was the average Fernie sale price in February 2026?
The average residential sale price was approximately $609,270.

How close were Fernie homes selling to their asking prices?
Properties sold for an average of 97% of their listed price.

Is spring a good time to sell a Fernie property?
Spring typically brings more buyer activity. With inventory declining, sellers who prepare before competing listings reach the market may benefit.

Is this a good time to buy in Fernie?
The slower start to 2026 may offer buyers more negotiating room and access to prices not seen for several years. Opportunities depend on the property category and competition from other buyers.
