If you’re an agent, lender, inspector, roofer, HVAC, contractor, remodel, solar, or any local service business… the reason you’re not getting enough booked conversations is not “the market,” “the algorithm,” or “people are cheap right now.”

That means inventory is basically getting absorbed as fast as it appears. Translation: this is still a competitive, high-intent market — even heading straight into Thanksgiving and Christmas. 🦃🎄

In this episode, I’m going to tell you the truth about how to move in this market without getting played.

For BUYERS 🏡
Your first step is not “let’s go see houses.” Your first step is loan strategy. We break down how to line up the right financing for YOU:
– Conventional with less than 20% down
– FHA with ~3.5% down ✅
– USDA in specific areas with almost nothing down if the property qualifies 🌄
– How seller and lender contributions actually work 💵
It’s round peg, round hole. You can’t just throw an offer out and hope. You have to match the loan product to the actual property profile or you lose to someone who did. We also talk about offer structure: how to come in strong on Day 1 and beat competing buyers without lighting money on fire. ⚔️

– How you stop training the second life gets a little uncomfortable
– How you sabotage yourself every time you start making progress because deep down you don’t believe you deserve to be strong and lean

Step 4: Ask it:
“What exactly am I doing to myself, and what needs to stop TODAY?”
“Where am I lying to myself?”
“What do I keep calling ‘stress’ when it’s just laziness?”
“What would you force me to change first if you actually cared if I lived or died?”
