    Housing delivery is no longer just a question of supply. It is also a question of standards, procurement, viability and whether the industry is structured to deliver at the scale now required.

    In this episode of Breaking Ground on iPropertyRadio, Carol Tallon is joined by Pat Kirwan of Reddy Architecture + Urbanism, co-founder of MMC Ireland and President of the European Association for Industrialized Construction, Denise Doorley, Development Manager with Oaklee, and Nick Haughton of Sapphire Balconies and the UK Construction Industry Task Force.

    Together, they examine how rapidly changing housing design standards are affecting delivery across Ireland, and what that means in practice for approved housing bodies, architects, developers and the wider supply chain.

    The discussion explores the delays and redesigns triggered by recent policy changes, the tension between standardisation and good design, and why viability remains the gatekeeper to getting schemes built at all. The panel also looks at the role of balconies and private outdoor space in apartment living, how façade complexity can add unnecessary cost, and why industrialised construction must be matched by procurement reform if Ireland is serious about scaling delivery.
    A recurring theme throughout is early engagement. From manufacturers and contractors to housing providers and design teams, the message is clear: if the right voices are not brought in at the start, projects lose time, money and momentum.
