Q1 of 2026 has reflected a market still finding its footing, with stable interest rates, modest economic growth, and only temporary easing in inflation. Across Greater Vancouver and the Fraser Valley, buyer urgency remains limited, inventory levels are elevated, and overall activity continues to trail historical norms.
Presale launches remain constrained with March activity well below the five-year average while absorption has softened and developers take a more cautious approach to timing, pricing, and product. In the resale market, inventory remains high, creating a competitive environment where pricing and timing are increasingly critical. At the same time, rental supply continues to build, introducing more choice for tenants and contributing to gradual softening in rates.
