  • CHANGES IN "COMING SOON LISTINGS!" YOU NEED TO KNOW

    Bob Richards, Realtor with Berkshire Hathaway in St George, Utah shares some of the new real estate policies regarding Coming Soon listings:

    The Coming Soon status is intended to provide sellers and listing brokers with an opportunity to market a property in advance of active showings while ensuring the listing remains visible and cooperative within the MLS system.

    Key features of the new Coming Soon status include: • Listings ARE entered into the MLS • Listings ARE visible to MLS subscribers • Public marketing and syndication ARE permitted • Showings, open houses, and broker tours are NOT permitted • Offers MAY be received and negotiated • DOM does NOT accrue while in Coming Soon status • Listings may remain in Coming Soon status for a maximum of twenty-one (21) calendar days • Listings will automatically convert to Active status on the 22nd calendar day • Extensions of Coming Soon status are NOT permitted • Listings may NOT be cancelled and re-entered to reset the Coming Soon period Additionally, listings in Coming Soon status will not require photographs until the listing becomes Active. Once active, a minimum of THREE (3) photos is required. This new status is designed to provide greater flexibility for sellers and brokers while maintaining transparency, cooperation, and fairness within the MLS marketplace.

    Updated Rules & Regulations language and implementation details will be distributed prior to the effective date.
