This episode focuses on the critical timeline: the legislative law changes taking effect on August 12th, 2026, followed by the new Division of Real Estate rules on September 30th, 2026. We unpack the massive shift brought by the Department of Law bill (HB 26-1426), which implements elements of the NAR settlement into Colorado law.
Most notably, we address the new requirement that transaction-brokers must now have a signed listing contract (such as an Exclusive Right to Buy) before performing any brokerage services—a major change from previous law where no written contract was required for transaction brokerage.
