Despite rising rates, most of the country has seen modest home price declines, except some western markets. This is due to low inventory; there are only 500,000 homes listed compared to a normal 1.2 million. Demand has fallen 20% but supply remains very tight. Millennials are finally entering their prime home-buying years, further straining supply. Existing homeowners with sub-4% mortgages are unlikely to sell (the "lock-in effect"). Unemployment insurance can cover most mortgage payments, preventing distress. The ingredients for a housing crash are not present. Rents will likely rise as home prices soften.
